PRESIDENT'S 2020 OUTLOOK for 18th Chamber Anniversary

As we head into 2020 and celebrating our 18th Chamber Anniversary with specials all year long. We have a lot to celebrate with all our accomplishments and making history not for just women but for everyone in Nevada. This would not be possible without everyone’s help such as our sponsors, members, community partners, board members, advertisers, and all our wonderful volunteers for making the Nevada Women’s Chamber of Commerce what it is today. Let's not forget all the city and state officials who helped put the only state Women’s Chamber of Commerce on the map for not just Nevada but the USA and around the world. There is a lot that goes into running a State Chamber of Commerce especially a Women’s State Chamber. We are the 3rd stand alone State Women’s Chamber in the USA. As a state chamber we have developed our own special Signature Luncheon Programs and Award Programs that continue to be amazingly successful every year. I would like to thank my amazing WCCNV Legacy Foundation Board Members: Norman Beland, Berenice Church, Cassondra Cotton, Anita Laruy, Patricia Lee, Dolores Campuzano Pignatello, Rita Vaswani, and Summer Webb. A big thank you to all the A-TEAM Ambassadors (all 13 of them) and Laura & Kevin Fairchild our Ambassador Directors and will also become our Event Directors in 2020. The Ambassador Volunteer Team is: Carla Aseltine, Amanda Bolton, Brenda Gayle Bryant, Barbara Henry, Dawn Kyles, Yuan-Fen Lai, Stephanie Ortiz, Becky Palmer, and Ryan Stout. Heading into 2020 we have a lot of changes happening! First and foremost, please welcome the INFINITY Media Group, who will redesign our website, handle all our social media, podcasts, blogs, design our publications and so much more. In 2020 we will also be turning our 17th Annual ATHENA International Awards into a Gala on September 18, 2020 at The Orleans in the NEW French Quarter from 5:30pm to 9pm, a major fundraiser for our Legacy Foundation Scholarship Fund “Achieving Your Dreams through education.” Our goal for 2020 is to raise student scholarships from 5 to 10 students. In order to accomplish this we will be reaching out to our business community for sponsorships or donations to make this a reality for these “At Risk” high school students. With the help of these student scholarships, it is our hope it will continue to move our state upward from the bottom 49th position in the USA on education for Nevada. Lastly, I want to thank our designers and proofreader of all our publications, Dawn and Tony Ferriera and Marie Scrofani, who continually work to keep us on the cutting edge each and every year. There are so many details that go into everything a State Minority chamber stands for and maintaining that experience and sense of community is very important. Thank you for all you do! Dec 2019

So, I am often asked “What is the market like”, “Will my home value go up because of the stadium” and “When is the recession coming”. These are all valid questions and have many variables in answering them. First the market, what is it like? Well I always have to say “Depends”. Depends on both the national and local economy and which market you are referring too. The investor market is different than the market in N. Las Vegas vs Henderson vs Summerlin vs the growing Southwest. I can tell you the market is remaining strong in all arenas. Currently there are 4,492 Las Vegas Single Family Homes on the market and 1,053 in Henderson. The most expensive home on the market if you can believe is $20 million dollars with the least being $65 thousand dollars. The Greater Las Vegas Association of Realtors shared that recently a group of prominent real estate industry economists released a consensus economic and real estate forecast that projects continued but slowing growth in 2020. The economists said they expect the U.S. economy to continue expanding next year and real estate prices to keep rising. “Real estate is on firm ground with little chance of price declines,” says NAR’s Chief Economist Lawrence Yun. “However, in order for the market to be healthier, more supply is needed to assure home prices as well as rents do not consistently outgrow income gains.”

Many economists agree that a recession remains unlikely but not out of the question in 2020. The economists predicted a 29% probability of a recession with forecasted gross domestic product growth of 2.0% in 2020 and 1.9% in 2021. So, what does this mean locally and has the Raiders Stadium had any impact in the housing market? I believe most of the impact from the Raiders coming to the Valley is in the commercial sector. You will notice a spike in commercial construction from motel/hotels to apartment buildings. As for the effect in residential, there will be a slight increases from work force transplants in both the purchase and rental side of real estate, along with investors purchasing homes/ condominiums for short term rental use. Dana Gentry recently reported that Trulia, a residential listing service, looked in 2016 at five new stadiums and reported that so far there were no noticeable impacts in raising home values in its immediate vicinity (a two-mile radius). After reviewing data from Salestraq.com it concurs with this data with the exception of one zip code, 89119. There was a 29.8% increase while the rest of the valley stayed under double digit appreciation in 2018. If you have any insight or questions, please feel free to reach out to me. A BIG THANK YOU To all our members who helped me with our 17th Annual Toy Drive for our Firefighters of Southern Nevada Burn Foundation for children in the hospital (ages 5 to 13) and CCSD Underprivileged school children that would not have presents under their tree. I am on medical leave this year and could not have our event, Again thank you Dolores and Joe.

A very very very Special Thank you goes out to one of our board members and her husband - Dolores Campuzano-Pignatello & Joe who had a holiday party and chose the chamber's charity for their toy drive for kids (Each guest brought one unwrapped toy), we had bags and bags of toys to give to the Firefighters of Southern Nevada Burn Foundation----THANK YOU!
