GET GREENER PLUMBING, TODAY You may be greening up your cleaning products or your eating habits, but have you stopped to consider your plumbing? Read the following green plumbing tips, and reach out to your local, trusted plumber to help implement them.
INSULATE WATER PIPES. Heating water for homes can account for as much as 30 percent of residential energy consumption. By insulating the pipes and using high-grade pipe insulation, it can lower the energy expenditure needed to heat your water. Your plumber can install insulation on your pipes and save you money in the process. INSTALL WATER SAVING FEATURES. In older homes, plumbing features such as faucets, showerheads and toilets are as historic as the homes themselves. By replacing these dated units with modern, energy-efficient counterparts, you can reduce leaks, conserve water and reduce your energy bill. • Newer and more efficient toilets can cut down the amount of water used by as much as 80 percent. A low-flow toilet only uses 1.28 gallons of water per flush, whereas a full-flow toilet uses 3.5 gallons per flush. A dual-flush toilet uses only 1.6 gallons for solid waste and only 0.8 gallons for liquid waste. A
newer toilet can translate to a potential savings of 10,000 gallons of water each year. Newer toilets essentially pay for themselves, so get your plumber to install one today. • Install a tankless water heater, which uses much less energy than a standard water heater. Instead of wasting energy keeping a huge reservoir of hot water at all times, a tankless water heater heats the water only as it is needed. • Replacing a traditional showerhead with a low-flow showerhead will reduce the traditional water usage by around 50-70 percent. The homeowner can also get their plumber to install an even greener shower product, the steam shower. While traditional showers use 25 gallons of water per shower, a steam shower uses around 1 gallon of water per shower.

MORTGAGE MYTHS SEPARATING FACT FROM FICTION Recent headlines pointing to the detriments of reverse mortgages aren’t getting the story straight. A leading reverse mortgage lender, Generation Mortgage Company, wants to separate fact from fiction. “Because so many Americans over the age of 62 are facing significant financial stress due to dropping retirement and savings account balances, as well as higher healthcare costs, many groups are targeting seniors under the guise of helping them,” said Scott Peters, CEO and President of Generation Mortgage. “HECM reverse mortgages are Federal Housing Administration-insured products and are heavily scrutinized by regulators and legislators looking to protect seniors’ best interests. As a result, more than 600,000 American seniors have obtained reverse mortgages that have enriched their lives by allowing them to stay in their homes and pay off their bills.”
THE MOST COMMON REVERSE MORTGAGE MYTHS INCLUDE: Myth: If I take out a reverse mortgage the lender will own my home. Fact: False. Homeowners still retain title and ownership to their homes during the life of the loan, and can choose to sell the home at any time. As long as the house is maintained and property taxes and homeowners insurance are paid, the loan cannot be called due. Myth: My children will be responsible for the repayment of the loan. Fact: False. Reverse mortgages are non-recourse loans. That means, if the property is sold to pay-off the loan when the homeowner passes away or decides to leave the home for other reasons, there will be no mortgage debt for the family and heirs to repay. The maximum amount owed is the current market value of the house. If the homeowner’s heirs want to keep the home, they would pay the balance in-full to the reverse mortgage lender. Myth: I can’t get a reverse mortgage if I have an existing mortgage. Fact: False. With enough equity, you may be able to pay off your existing mortgage or other debt with the reverse mortgage. The reverse mortgage must be in a first lien position, so any existing mortgage must be paid off. Seniors who take out reverse mortgages are free to do anything they want with their reverse mortgage proceeds. Paying off an existing mortgage is the number one reason most seniors take out a reverse mortgage. Myth: Only low-income seniors get reverse mortgages. Fact: False. Although some seniors may have a greater need than others for the monthly proceeds or lump sum funds reverse mortgages offer, most simply prefer to be free of monthly mortgage payments. Without monthly mortgage payments, many homeowners find they can maintain their existing quality of life and build their savings to help with future expenses. A growing number of people who have no immediate need are taking out these loans so that they have a financial cushion for future expenses.
Myth: If I outlive my life expectancy, the lender will evict me. Fact: False. Reverse mortgage lenders put no time limit on how long seniors can stay in their homes. Since homeowners still own the property, lenders cannot evict them, provided they follow the program guidelines. Myth: There are no objective advisors available to seniors trying to decide if a reverse mortgage suits their needs. Fact: False. Borrowers are required to work with independent, third party counselors approved by the U.S. Department of Housing and Urban Development (HUD) in their local communities. This educational session helps them make the right decision for their unique situations. Myth: There are restrictions on how reverse mortgage proceeds may be used. Fact: False. There are no restrictions. The cash proceeds from the reverse mortgage can be used for virtually any purpose and borrowers should be cautious of lenders attempting to cross sell other products. Many seniors have used reverse mortgages to pay off debt, help their kids, make ends meet or to have a financial reserve. Myth: Reverse mortgage lenders take advantage of seniors. Fact: False. Seniors who have been victims of reverse mortgage lending schemes are extreme exceptions and typically victims of unsavory lenders. As a consumer, you should only work with lenders who are Better Business Bureau and National Reverse Mortgage Lenders Association (NRMLA) members and adhere to those organizations’ strict Code of Ethics and Standards for Trust. Myth: I’ve heard I won’t qualify for a reverse mortgage because of my limited income. Fact: Unlike a traditional mortgage where mortgage payments must be made each month, a reverse mortgage pays you. Because of this, many seniors who do not qualify for traditional financing are eligible for a reverse mortgage.
STUDY REVEALS BEST TECHNIQUE FOR PRICING A HOME The best technique for pricing a home when listing it for sale is setting the asking price just below a round number, according to recent research published by the Journal of Housing Research. These findings will help real estate professionals and anyone else selling their home develop more informed listing and marketing strategies to better suit sellers’ needs. The results of this study take a lot of guess work out of the marketing of homes for real estate professionals. The study looked at 1,000 buyers in Virginia considering a pool of more than 370,000 listings. The researchers were able to determine the impact of “rounded pricing” listing strategies versus “just below pricing” listing strategies. “Our study suggests that by using the just below pricing strategy sellers can price their home slightly higher without driving away potential buyers,” says Eli Beracha, Ph.D., of Florida International University, who conducted the study with Michael J. Seiler, Ph.D., of The College of William & Mary. “As a result, they end up selling their house for more.” How does dropping your asking price ever so slightly impact the final outcome? “On average, buyers are more attracted to a house priced at $199,000 than to a house priced at $200,000 and it appears that ‘just
below’ pricing works out favorably for sellers in terms of their bottom line,” Beracha explains. “Based on our research, the ‘just below’ pricing strategy yields a selling price that is, on average, roughly 2.5 to 3 percent higher, $5,000 to $6,000 on a $200,000 house, compared with a rounded pricing listing strategy.” While residential real estate agents may disagree on the appropriate pricing strategy to use when listing residential real estate for sale, the researchers found that homebuyers more often prefer homes priced using a “just below” pricing strategy. This preference allows sellers to list their home for a higher initial listing price. On the other hand, due to the demand effect, rounded priced homes typically have shorter time on the market and a lower discount relative to listing price. Their findings suggest that sellers’ ability to set higher listing prices for properties using a “just below” pricing strategy outweighs the lower discount and shorter time on the market associated with similar rounded priced strategy homes. “We tested the age-old debate concerning the best technique to price a home when listing it for sale,” Seiler says. “We find that using a price just below a round number works best, particularly in connection to the left-most digit in the price. So, $199,000 works better than $200,000.”

KNOW WHAT GOES INTO YOUR CREDIT SCORE You’re probably well aware of how important your credit score is. A good score grants you access to loans and favorable interest rates for a mortgage, and opens up many different possibilities for a healthy financial future. But do you know how your credit score is determined? Be aware of the factors used in credit-scoring models so you can work towards achieving a higher credit score, and therefore a better interest rate from your lender. Here are some of the top factors:
ON-TIME PAYMENT PERCENTAGE
HARD INQUIRIES
This is the percentage of payments you’ve made on time during your credit history. This plays a big role in determining your creditworthiness, so just a couple of late payments could significantly impact your score for the worse. An easy way to avoid late payments? Set up automatic bill pay or create calendar reminders for bill due dates.
When you apply for a credit card, mortgage or auto loan, a hard credit inquiry is initiated on your credit report. One hard inquiry will usually have little impact, but multiple inquiries can have a larger impact. A soft inquiry is when you check your rate to see what you qualify for. If you’re unsure, check with your potential creditor or lender before applying to see if they will do a hard or soft pull.
CREDIT CARD UTILIZATION This is a percentage that is calculated by taking the total of your credit card balances and dividing that number by your total credit card limits. This will show creditors how much of your total available credit you are already using. The lower your credit card utilization, the higher your credit score.
TOTAL ACCOUNTS Consumers with more accounts (or more lines of credit) often have higher credit scores because it indicates that more lenders are willing to give them credit. Having a good mix of different types of credit is good for overall credit health as well. But be prudent: Only apply for credit you actually need.
AVERAGE AGE OF OPEN CREDIT LINES The longer your credit history and the older your accounts the better. That’s why it’s a good idea to keep older cards open and active, and to start applying for credit at a young age.
DEROGATORY MARKS Derogatory marks are negative items on your credit report like collections, tax liens or bankruptcy. These records can stay on your credit report for 7 to 10 years. If you have one on your credit report, it can show a lender that you may have mismanaged your credit in the past. The best way to overcome derogatory marks is to start rebuilding healthy credit again. This will gradually weigh in your favor.

While spiders and bugs are part of a natural ecosystem, when they invade your home, they’re often less than welcome. If you suspect something crawly is moving in, consider the following advice:

If they manage to infest your home, call a professional to assess the damage, identify the termite species responsible, and eliminate the colony. Ants. Not only can ants cause structural damage to your home, they can also be a nuisance and crawl inside in search of food. Ants tend to follow trails along the perimeter of the home (baseboards, the edges of countertops), and can use wires and pipes as a highway system within walls. Follow their trails to find and treat the nest. Like cockroaches, baits are also an effective strategy for killing ants.
Bed bugs. These pests are very hard to eliminate from the home. Treatment typically requires a multi-pronged approach including mechanical and chemical control, as well as preventative measures that help avoid a re-infestation.
