Summer is here, and that means it’s vacation home buying season. It’s easy to get caught up in things like curb appeal, remodeled kitchens and staged living rooms. But be sure you invest in these important and often overlooked issues around any home you’re looking to purchase.

Chimneys and Oven Filters.

Attic Insulation.

Soot can build up in chimneys relatively quickly. Which could mean carbon monoxide poisoning (best case scenario you have some wicked hallucinations) or it could pose a substantial fire hazard. Dick van Dyke isn’t the only chimney sweepers around – find one to clean your chimney, or learn how to DIY it safely. Like chimneys, ovens and range filters can also get clogged with grease, posing a major fire hazard. Make sure they stay clean and spiffy.

Attic insulation can be done poorly, which results in heat loss in colder months and heat gain in the warmer months, leading to high energy bills. Consult a professional to see if more needs to be added.

Caulk Around the Bathtub and Seals Around Fixtures. Deterioration can remove caulk and grout around bathtubs, which can cause leaks and costly water damage around your tub. You can determine if there is insufficient grout by checking between tiles and closures for voids. Press on the caulk to check its integrity – if it’s too spongy, it’s weak. Seals around kitchen and bathroom sink fixtures can become loose too, damaging cabinets below. Visually examine seals and test them to see if they feel loose.

Loose Toilet Seats. Not only are they uncomfortable to sit on, they can also be a sign of a bigger issue. If the seal at the base has failed, water can leak to the floor below, causing significant damage. If your toilet feels shaky or loose, have the seal replaced.

Overloaded Outlets. The Internet of Things is slowly transforming the way our homes should be wired. But our outlets can’t always handle the plethora of energy sucking devices we throw at them. Call up a certified electrician to install additional outlets so your home can handle the increased electrical load of 2019.

Ahh, owning a pool means endless summer swims, tiki cocktails, children who are consistently entertained...and work. Lots and lots of work. As any pool owner will tell you, those glorious turquoise swimming holes come with a ton of responsibility. The truth is, pools require regular upkeep and maintenance, like weekly vacuuming, pH testing, and filter inspections. But once you understand the cost of owning the pool, and how to care for it, you’ll avoid the common mistakes that make pool ownership a drag. So keep up the fun in the sun this summer with these tips:

KNOW YOUR CHEMICALS. Under-maintained pools aren’t only gross to look at, they can also contain dangerous bacteria. The flip side, however, of over chlorinating can cause swimming pool rash and eye irritation. You don’t have to be a chemistry major to figure it out though. Just use chlorine and pH testing strips to check pool chemical levels at least once a week.

LEARN TO USE YOUR POOL VACUUM. How often you need to vacuum depends on how often you skim the pool. Leaves and junk on the surface will eventually sink to the bottom. That’s where vacuums come in. From automated robotic cleaners to handheld systems, a vacuum is a key ingredient to a healthy pool.

CHECK YOUR WATER LEVEL. Everyday play can cause major fluctuations in your pool water levels. The proper water level is halfway up the skimmer line. If your water levels get too low it can ruin your pool’s pump. All you have to do is grab a hose, fill it up, and check the chemical level.

PRACTICE QUICK POOL CLEANING. Pool cleaning is just like house cleaning – doing a few chores every day can prevent a major mess at the end of the week. One of the easiest and most important maintenance chores is skimming the top of the pool every day for leaves, sticks, dead bugs and other debris. It also helps circulate the water, and keeps you from having to add chlorine too often. Make sure to clean out the strainer basket and scrub the side of the pool with a brush or pumice stone about once a week to prevent algae buildup. It’s pretty easy to maintain a pool properly, but if you don’t have the time, call in the pros. A pool involves a lot of tedious upkeep, but by doing a little work on your pool every day can make pool ownership easier for you and will keep your pool in better shape for longer. And consistent pool maintenance will allow you to have some fun in the sun, no maintenance

Chillin’ While you’re scaling back your workload for those summertime hours, your AC unit will be working overtime.

Make sure you follow some basic maintenance tips to ensure you’ll be chilling in your living room and not sticking to your leather couch. If you have a Central AC system, brave the heat for a minute. Clear the leaves and debris out of the base of the AC’s condenser. If it has a drain, make sure the drain is clear too. Clean the blower’s fan blades, tighten any loose mounting bolts, and, if the fan motor has oil ports, put a few drops of oil or spray WD-40 into the ports for lubrication. Finally, mop up any excess water inside the condenser and reassemble it. When it comes to window A/C units, all you need is 20 minutes at the beginning of the summer to keep it running smoothly. Unplug your unit and clean the filter. It’s likely gross and full of gunk from last summer. The filter is located right behind the front grill that blows air into your room. If it’s a paper filter, trash it and put in a new one. If its mesh, clean it with warm, soapy water and let it dry. If the folder is really moldy, soak it in a solution of bleach and water.

Next, clean the evaporator coil and condenser coil with a soft-back vacuum brush. The evaporator coil is behind the filter and the condenser coil is behind the compressor. Finally, wipe down the outside of the unit and check the window seal for cracks or wear. If there is a gap, hit it with some foam weather stripping to ensure a proper seal. If you live in a particularly brutal area for summer heat and you tend to keep your window unit blowing all summer long, you’re probably going to have to clean it a few times before fall. It can be a pain, but it’ll keep you from dealing with a broken AC unit in the middle of July. If you’re able to afford it, contact your HVAC company to keep your AC unit well maintained. Or, do some research on getting a central air unit installed. Whatever situation is best for your home situation, make sure you’re chilling this summer, and not melting.

Ahhh, summer is here. And , unfortunately, so are the bugs. They’re back in full force from their wintery graves. And they ain’t going anywhere until well after Labor Day. Bug issues range from the mild annoyance of ants in the house, to itchy mosquito bites, to full blown serious health issues associated with insects, like ticks. Protecting your home from bugs should be a priority when summer rolls around, so follow these tips to keep the winged, six-legged demons away from your home.

Keep the Outside Free of Debris. Firewood stacks, compost bins, and yard waste are like a five-star resort for insects. Keep firewood covered in the summer months, or give it away. dump out or clear out any areas of standing water; it’s a perfect breeding ground for mosquitoes. Keep landscape beds free of weeds and plant debris, they can house bugs. And keep branches and plants away from your home’s foundation. Dry Up Damp Areas. Bugs are always searching for water, especially in the summer heat. Some home invading pests, such a silverfish and centipedes like to hang out in damp places. So fix leaky faucets, and make sure the outdoor spigot isn’t dripping. You’re probably blasting the A/C all summer long, so make sure it’s not leaking. Cracks and Holes Are Like a Wide Open Door. Closely inspect your home’s foundation and any window or door screens. Make any necessary repairs.

Kill Any Bugs You See. Stop small bug problems from becoming big ones. We’re not telling you to go Predator on the fruit flies in your kitchen, but we are telling you to get some insect control products that meet your indoor bug control needs, such as baits, sprays, and other ready-to-use products. Find some with natural or biodegradable ingredients that are safe to use around kids and pets. Create a Barrier to keep the bugs out. Use a perimeter insect killer and spray around the foundation of your home. Also get insect killer that is safe for plants and spray it on flower beds and mulched areas.
