TIPS FOR FINDING A PERFECT
ENERGY-EFFICIENT HOME Finding a home designed with energy efficiency in mind has long-term benefits for both your wallet and the environment. To help, the U.S. Department of Energy developed the Home Energy Score, a national 1-10 rating system that assesses your home’s energy efficiency based on its structure, heating, cooling and hot water systems.
To help find a great energy-efficient home, you can enlist the services of a DOE-trained Home Energy Score Assessor. They can perform a home energy audit of the house you plan to purchase, or your current home, to provide its Home Energy Score. From there, you can learn what improvements you can make in order to raise your score and save money.

Look for mentions of third-party green certification like LEED (Leadership in Energy and Environmental Design) or energy-efficient upgrades that have been done to the home (e.g., new appliances, new windows and doors, etc.) Bear in mind that not all sellers will think to include these details in their listings, so be sure to ask your agent about energy efficiency specifically.
EXPLORE ENERGY-EFFICIENT MORTGAGES. If you purchase an older home that is not built with a modern set of energy efficient guidelines, you may be able to get an energy-efficient mortgage (EEM). This type of mortgage builds in the expense of energy-efficient improvements into the mortgage payment. You’ll get money to make improvements, and in time, the savings on energy bills will offset the extra cost.
GET AN ECO-FRIENDLY AGENT. When looking for an agent to work with, find out their knowledge of green and energy-efficient properties. Ask if they’ve had success in

Many people opt for buying a second home or a vacation home. Before you start your search, you’ll need to make sure you can commit to buying that vacation home. Here are some signs that you can pull it off:

You don’t want to buy a home that will leave you over your head in debt, but if your finances allow you to comfortably afford it, go ahead. Keep in mind, you’ll need to pay utility bills, maintenance fees and insurance premiums. And depending on the neighborhood, there might be homeowner’s association fees too.
When visiting an area that you’re considering for a future home, enjoy yourself, but also take the time to understand what the surrounding area also has to offer. Also, be sure to visit during different parts of the year, so that you can get a feel for what it’s like to live there during different seasons. And if you plan to retire in this vacation home, make sure there are things like hospitals, doctors, and other amenities nearby.
A quick checklist can help you determine whether you have the funds to support the purchase: • Do you have emergency savings (at least three to six months’ worth of take-home pay)? • Can you make a 20 percent down payment? • Have you put away enough money for retirement? • Have you calculated the potential return on your investment?
4. YOU HAVE A PLAN. Buying a seasonal home can be worth it if you have a plan in place. If you plan on renting the house out on Airbnb or Vacation Rental by Owner (VRBO), look at what similar houses are renting for. Then you can plan accordingly to determine how much income the property might bring in.

2. YOU PAID ATTENTION TO THE MARKET. If you keep track of changes in sales prices in your desired market, you’ll be able to time your purchase carefully. Pay attention to seasonal demand as well – if you wait until the winter to buy that beach house, you might get a better deal.
