TO GO SOLAR WITHOUT SOLAR PANELS Take a drive around your neighborhood and chances are those solar panels that once seemed so futuristic are becoming a pretty common site. But, even if you’re not ready to make the plunge to full-out solar power (and pay the price that panels cost), here are four ways you can incorporate solar energy into your home, according to the American Home Shield Home Matters blog: 1. OUTDOOR SOLAR LIGHTS These attractive lights can instantly spruce up any landscape as well as add security in needed spaces. Solar security lights, flood lights or accent lights use solar cells to convert sunlight into electricity, and then store this electricity in special batteries that power the lights, come nightfall. Be aware, both the units and separate solar cell panel units need to be placed in sunny locations, so if shade from trees or structures will prevent adequate sunlight from getting through, the light’s performance will be compromised. 2. SMALL SOLAR DEVICES Think about that tangle of wires on your desk or kitchen counter where your family charges their growing array of devices. Now imagine if those wires could be replaced by the sun! While it may not seem like big savings to charge personal devices with solar, they actually use more energy than you think. A solar-powered phone and tablet charger can be a simple, inexpensive and effective way to begin introducing the benefits of solar power to your family.
3. SOLAR WATER HEATERS Powered by solar panels that heat the water and deliver it to the storage tank, solar water heaters can replace gas or electric models. SOLAR COOKERS Think of a solar cooker like a sunshine-powered crockpot. PLANNING A SPRING LAWN PROJECT?
TIPS TO PUT INTO PRACTICE NOW Winter weather might be in full force, but that doesn’t mean it’s too early to start planning your spring lawn and gardening projects. If you plan to revamp your yard or lawn this spring, don’t wait for the sun to come out. You can get started during the winter for best results.
Consider the following: Book your landscapers. If you are planning a big lawn or landscaping project this spring, contact your local landscapers or lawn service company and book them now. Most landscapers get super busy as spring lands, so beat the crowd and snap them up ASAP.
Prepare While You Can. If there’s a chill in the air, keep an eye on the forecast and leave yourself enough time to prepare should frost, ice or snow be on the horizon. Have ice melt or salt ready to put down on your walkways or driveway so that you have a clear path to walk.
Do Some Cleaning and Prune. While the threat of winter weather is still too great to do a lot in the yard, it doesn’t mean that no maintenance should be done. Go around your yard and clean up sticks, leaves and other debris that has fallen in the winter. Also, remove dead branches from your bushes, hedges and shrubs. Doing some prep work now will mean less time you have to spend cleaning your yard in the spring.
Mulch. If there is no snow or frost on the ground, you can lay down some fresh mulch. This will protect your flower beds for the rest of the winter, and come summer, will protect the soil and keep weeds at bay.

There is no exact science for finding the perfect time and season to sell your home, and as like all major decisions, there are positives and negatives. There are many factors that need to be taken into consideration before deciding when to sell a home. For example, many homeowners believe selling a home during the fall or winter months is not a good idea and that the spring or summer are the only times a house should be sold. However, this isn’t true. Sure, most real estate markets across the United States experience a “spring market rush” every year. There is no doubt that the “spring market” is a great time to be selling and buying real estate, however, the fall and winter seasons may be the best fit for you for many reasons. In the spring or summer, a drive around the neighborhood will show many for-sale signs up. This is a great reason to sell your home now instead of waiting: there will certainly be less competition. The fewer number of comparable homes there are for sale, the greater the probability that a buyer will look at your home.
The fall and winter months are also a great time for a potential buyer to see what a specific neighborhood is like. Do your neighbors have pumpkins on their front step? Are there lots of Trick-orTreaters wandering the neighborhood on Halloween? Do any of your neighbors have any light displays for the holidays?
It boils down to basic supply and demand. If there are fewer homes for sale, there are fewer homes that a potential buyer can choose from, therefore increasing the demand for your home. Not only will less competition increase the probability for showings, but it will also increase the probability that an offer will be received and you will get the maximum amount of money for your home.
Also, simple “seasonal” staging such as adjusting the color of the decor or having an aroma in the air that is relative to the time of year can go a long way with some potential buyers and possibly be the difference between a home selling or not. QUICKER TRANSACTIONS Right now, there are fewer real estate transactions than there will be in the spring. The fewer number of transactions means that mortgage lenders have fewer loans to process, attorneys have less closings to do, and home inspectors have fewer inspections to do. All of these factors should lead to a quicker transaction and closing for all the parties involved. One of the most frustrating things for a seller to deal with while selling their home is not getting answers in a reasonable amount of time. A quicker transaction is going to be less stress for you.
GREAT AGENTS ARE ALWAYS UP TO THE CHALLENGE Any real estate agent who wants to wait for the spring or tells you that the fall or winter months are a bad time to sell is not someone you want selling your home! The New Year is upon us, which means that it’s time again for resolutions you can stick to. Saving money is often one of the most common New Year’s resolutions, and one that can be easier to do (it’s a lot easier to take care of your finances than get on the stair stepper).
And since owning a home is easily one of the biggest expenses the average person will have in their lifetime, saving money around the home is crucial. Even for those who are able to pay off their mortgage, the cost of annual maintenance - plus the little luxuries we tack on - can really add up. In order to save some money this upcoming year on home-related expenditures, consider these steps:
REFINANCE. Interest rates are still fairly low right now, so take a look at your current mortgage and assess if it would be wise to refinance. Cutting even $100 from your monthly mortgage payment will mean huge savings over the life of your loan. Be sure to understand the terms of the refinance, as sometimes the cost to refinance does not outweigh the savings. Consult your accountant or financial adviser as well before refinancing. SHOP YOUR HOMEOWNERS INSURANCE. We often overlook the cost of homeowners insurance because it is escrowed and paid as part of our monthly mortgage payment. However, you could be greatly overpaying for homeowners insurance, which would increase your monthly mortgage payment unnecessarily. While you’re at it, ask your home insurance agent to package in your car, boat, or other insurance policies to get additional discounts, typically up to 20%.
REDUCE ENERGY WASTE. Take a look at your monthly energy bills to see how much energy you are really using each month. Make efforts to reduce energy usage in the winter cold and summer heat by properly sealing windows and doors that could be susceptible to drafts. Set your thermostat a few degrees cooler during the day when no one is home to save on unnecessary heating and cooling. Another way to reduce energy waste is by completely switching to LED lighting. LED light bulbs might cost a little bit more in the beginning, but in the long run, they save more money than incandescent bulbs. In-
candescent bulbs aren’t efficient: only about 10% to 15% of the electricity that they consume results in light. The rest is turned into heat, but not enough heat to add warmth to your house, so it’s a waste. Making the switch will also help you fulfil a resolution to be better to the environment!
SKIM DOWN YOUR CABLE, PHONE AND INTERNET. Oftentimes, when homeowners set up their television, Internet and home phone service they get talked into a bigger package than they need. Do you really need the fastest Internet speed? How many of those 245 television channels do you actually watch? See if you can save yourself a few hundred dollars a year by downgrading your service package. A lot of service providers can help you save money by bundling services. At the very least, it’s worth it to give them a call and ask if there are any adjustments that can be made to your bill, since you’re a valued customer. It sometimes works!
GET SMART AT THE GROCERY STORE. We often think of our food costs as a necessity--therefore, we justify the expense. However, a little bit of frugality can go a long way when you’re working the aisles at your local market. Get in the habit of clipping coupons and checking the sale papers to make some smart food shopping choices. By following these tips and consciously spending wisely, you will be able to sock away more money, which can come in handy, especially if you’re looking to move into a new home!
