When COVID-19 came into our lives almost two years ago, the property pessimists would have been champing at the bit to declare that the pandemic would have a catastrophic impact on real estate markets. How wrong they would be with the property market remarkably resilient during COVID, with Sydney and Melbourne leading the nationwide charge towards surging price growth. The big question is whether there will be a major correction over the next 12 months and into 2023. Some economists are predicting a softening in prices, with the ANZ Bank forecasting modest price falls of 4.0 per cent in 2023,

while the Commonwealth Bank has suggested prices could fall by as much as 10 per cent in 2023. At Bell Partners, we have heard from some buyers’ agents in Sydney that prices are softening, as they have been securing property for clients below guide price range. Auction clearance rates have also come off slightly in Sydney. But in Brisbane the market is powering along ahead of the scheduled reopening of Queensland to fully vaccinated travellers without having to quarantine from December 17 and international travel coming back. In response to the September GDP figures which showed a 1.9 per cent contraction due to the

COVID lockdowns in some states, leading business and financial commentator Peter Switzer said: “Provided the world can successfully deal with the Omicron variant of the Coronavirus, then 2022 looks set to be a bumper boom year for the economy, the stock market, our super and anyone wanting to get into the property market!” Leading housing market commentator Dr Andrew Wilson described predictions of a 10 per cent fall in property prices as “non-sensical”. “A quick return to high migration levels will again place upward pressure on home prices in our still-undersupplied housing markets,” Dr Wilson said.
