In previous articles we have looked at some considerations investors must make when buying an investment property, such as negative and positive gearing. Another key consideration when deciding upon a property is the yield, or the investment return. In simple terms, the yield is calculated by dividing the total annual income from the property by the value of the property (this can be applied to other assets also, such as shares). If a property has a rental income of $15,000pa and is currently valued at $300,000, the yield is 5 per cent ($15,000/$300,000 x 100 = 5 per cent). This is also referred to as the gross yield and has not included any of the property’s expenses. Knowing the yield from an investment property is an important part of the buying decision as it will allow the buyer to make comparisons between properties, or even negotiate the price. For example, Riley and Tamara are considering buying as an investment one of two properties in the same neighbourhood. Both properties have similar features, and the real estate agent has estimated rental income of $500/ week from each, or $26,000pa. The first property has been

listed for sale at $700,000 and the other has been listed at $650,000. This means the expected yield from the first property is 3.7% per cent ($26,000/$700,000 x 100 = 3.7 per cent) and 4 per cent from the second property ($26,000/$650,000 x 100 = 4 per cent). In this example, the first property has a higher value, but
