There is a lot of development in the Penrith area taking place at the moment, with new land releases and many new homes being built. Buying a block of land and building is a longer process than simply buying an established home, but it has advantages such as choosing the home design, and selecting everything that goes into it. There can also be savings on stamp duty when compared to buying an established home as the stamp duty is only payable on the land component. The loan process is different also to buying an established home. The same rules about Lenders Mortgage Insurance and deposits apply, but the bank provides the funds differently. When providing a loan to buy an established home, the bank will provide all of the funds at settlement. However a building loan is provided in stages, the first typically being for the purchase of the land, and then the bank paying the builder at each stage of the construction. In approving finance for the whole project, the bank will need to see a fixed price building contract and building plans. complete the project and allow for a valuation to be completed. Depending on whether the land is in an already developed area or is still to be registered will have an impact on the length of the whole process.
