When considering buying a commercial or industrial property, a very important aspect of the decision-making process is the yield. In simple terms, the yield of any investment is the income generated by the investment, divided by the value of the investment. The key to note about the yield from any investment or asset is that the value or price of the asset and the yield are inversely related. This is a technical way of saying as one goes up, the other goes down. To demonstrate, Steve and Joe are both considering buying an industrial unit as an investment, which is currently tenanted with a lease in place for another three years earning rent of $30,000pa. Steve has done some research and has noted that similar units are selling for about $375,000. If Steve is successful in buying the property, he will have done so with a yield of eight per cent ($30,000/$375,000 = eight per cent). Joe on the other hand is prepared to pay $400,000 for the property as he believes there is potential for properties in the area to grow in value and thinks there is less risk associated with the property than Steve. If Joe is successful in buying
the property at $400,000, he will have bought with a yield of 7.5 per cent. In this example, the amount of rental income does not change, irrespective of the price. However, as the price of the unit increases, the yield becomes lower. When a bank is considering
