The past few weeks has seen some more movements in interest rates from the banks, particularly within their fixed interest rates, and interest rates for investment loans. There may be instances where borrowers feel like they could have got a better rate with a different lender. That might be true, but the priority should be getting the finance approved. Interest rates are still very low across the entire market, and decisions can only be made based on the information available at the time. For example, David and Amanda are considering buying an investment property.
They approach their broker who advises that Bank A currently has a great offer and they decide to apply for a pre-approval. The loan is approved, David and Amanda find a property, and then two days before they are due to settle on the purchase, Bank B comes to the market with a better rate. David and Amanda could apply to the other lender, but they would potentially miss the settlement date and incur extra costs that may outweigh any benefit from the lower interest rate. As interest rates remain at historical lows, David and Amanda are likely still getting a very good rate and may be better served to take the offer from Bank
A to ensure the property settles on time. Once they have purchased the property, after a reasonable period of time, Bank A may be open to negotiations. The recent reduction in rates for investment loans has come about because the number of investment loans has reduced due to some of the changes from the regulator. In essence there has been a renewal of competition for investment property loans among the banks. With this renewed level of competition, borrowers are still able to get low interest rates for the investment property loans. See you next week.
