Last week we discussed the yield on investment properties and gave an example of the way in which knowing the yield can help make a decision in buying an investment property. Just to recap quickly, the yield is calculated by dividing the total annual income from the property by the value of the property. The main reason one property or area will have a higher yield than others, is that there is an expectation that the value of the property will increase at a slower rate. Another is that the property may be difficult to sell or take a long time to sell if needed to be sold quickly in the future. The higher yield is reflecting potentially higher risk with the property. For example, a median priced property in a Sydney suburb with a growing population, and high levels of employment is likely to be in high demand, which will help in ensuring the value of the property grows over a period of time. It will also have a large number of potential buyers if it needs to be sold in a short time. A property in a remote location though with a small population and only very few sources of employment may not grow over time. It may also have more difficulty in finding
buyers if the property needs to be sold quickly. For some investors who already own investment properties that are negatively geared and/or are likely to grow in value over time, buying a property with a higher yield may work well with their overall strategy. The higher yield
