PAYS OFF FOR DAVID Despite only starting his career in real estate three years ago, David Lipman was recently awarded the Business Development Manager of the Year at the 12th annual Australasian Real Estate Results Awards (ARERAs) held in Melbourne. Having started his career in 2015 with Morton Real Estate, working as a Property Manager within their city offices, Mr Lipman has since taken on the role as Business Development Manager in their Penrith branch. Honoured to receive the award, Mr Lipman said it was nice to be recognised for the hard work that he puts in day in and day out. “It was a huge achievement for me and it’s just a big recognition of the hard work I put in working six days a week,” he said. “I love what I am doing, and I guess it just shows that I am on the right track.” Run by the Real Estate Results Network (RERN), the ARERAs recognises the achievements of the top performing independent real estate agents throughout Australasia. With 12,000 agents as members,

Mr Lipman said that the awards were a great way to also meet and connect with other professionals in the industry. “It’s important to be able to benchmark yourself against others,” he said. He admitted there was some pretty good competition at the awards, too. “At the end of the day the calibre of the people who are entering are all well trained and doing well at their jobs,” he said. Joined by his colleagues at the awards night, Mr Lipman said that he has also received a huge amount of support from his stakeholders and others in the real estate industry. But for a humble Mr Lipman, the award means more to him than just receiving personal recognition. “It’s also all about giving clients and perspective clients a little more peace of mind about the choices that they are making,” he said. “It’s about giving them confidence and providing an impressive well-rounded service and experience.”

Redraw EXPLAINED YELLOWBRICKROAD WEALTH MANAGEMENT 4721 1003

A few weeks ago, we had a closer look at the way in which redraw in a loan works. Just to recap quickly redraw is the difference between the loan limit, and the loan balance, which is created by paying more than the minimum repayment. If the minimum monthly repayment is $2,000 but a borrower makes repayments of $3,000, they will create redraw of $1,000. The purpose of redraw is to build extra capacity within your loan, to be used in the future. The funds can be used to undertake some renovations on your home or pay for a holiday. In that sense it can be seen as a form of saving and making more than the minimum repayment

helps reduce the interest costs on the loan. However, it is important to note that while creating redraw in a loan allows access to extra funds, and can seem like a form of saving, if the redraw is used, then money has been borrowed from the bank. Redraw is created because a borrower has the ability to repay more than the minimum payment, but that simply means less is owed to the bank – the redraw capacity is not the borrower’s money. The bank has just provided the ability to ‘re-borrow’ the money repaid. It is important because it means that interest will be charged

on the amount redrawn. Many people forget about this. The interest rate will stay the same as the loan, but the redrawn funds will be charged interest. The bank provides the flexibility to redraw the money and it is a great feature, but the bank also knows there is temptation for a borrower, which may mean more income for the bank. This is often misunderstood, and borrowers may believe they have money in the bank, which is in reality just the ability to borrow more.
