CELEBRATES BIG YEAR Raine & Horne recently celebrated 135 years in the real estate business with their night of nights, recognising the achievements made over the years by all those involved in the property business. One man who did exceptionally well at the awards night was proprietor of Raine & Horne Penrith, Gary Rossetto. Mr Rossetto was acknowledged as the fourth top salesperson in number of sales, the seventh top salesperson in monetary value, as well as being awarded the Platinum Chairman’s Club Salesperson in the Chairman’s Club. Living in the Penrith district since the age of seven, Mr Rossetto began working in the property business when he was 23 and hasn’t looked back since. It was in 1987 that he became the proprietor of Raine & Horne Penrith and has now been a part of the franchise for over 30 years. Since then, Raine & Horne Penrith has continued to be a top achiever in the business and have frequently been awarded and recognised as the number one office within the franchise.

Amongst Mr Rossetto’s accolades from the night of nights, it was noted that he also had the highest amount of sales from one year to the next and said this past year was the most successful year in his entire career. “I had a good year this year. I had a lot of sales going through and everything just kept climbing up and up,” he said. For the future, Mr Rossetto wants to continue his development in sales with townhouses in particular and keep improving from year to year as the industry continues to evolve. “I just want to focus on continuing what I’m doing now with the Raine & Horne franchise and keep improving my work and sales,” he said. Last week we discussed borrowing capacity and finished by saying you should leave enough time to have finance approved for any undertaking. There are times when we all make purchases on impulse, and this includes buying a car or wanting to renovate our homes. However, if the finance is not in place, it can cause delays and frustration. Consider Hank who has a home loan of $300,000 and a house worth $600,000 who wants to spend $20,000 on replacing his car. Hank has been building equity in his home over a long period of time but does not have $20,000 saved and needs to borrow to buy the new car.

As we discussed last week, having equity in a home does not necessarily mean that Hank will have a new loan approved. In fact, Hank has agreed to buy a car from a dealer which will be delivered in three days’ time, but his current lender has advised that due to a change in policy Hank cannot borrow any more money. Understandably Hank is frustrated. He is now left with the option of refinancing his home with another lender who has indicated they can approve the finance or taking out a personal loan at a much higher interest rate than he thought he would be paying. Hank’s existing lender is in no hurry to process the discharge of

their mortgage and this process can take up to six weeks to be completed. Hank does not want to wait this long though and takes out a personal loan at a high interest rate. Hank can of course refinance the loan later but the better course for Hank would have been to ensure he had his finance in place before making an offer on the car, saving himself a great deal of frustration.
