Like any service that is offered to the general public, the home loan market is a competitive one with lots of providers and a range of choices that can often be confusing. The key is to speak with more than one lender or use an intermediary (such as a broker) to search the market for the right home or investment loan. While some of the banks can look the same from the outside, and they have a number of policies that overlap, they all have different niches and specialities that might suit your personal circumstances. Often borrowers who have been with their existing bank for a long time are reluctant to speak to other banks or lenders. There are generally a range of reasons for that reluctance, but it could be costing tens of thousands of dollars over the life an average loan, or preventing someone buying their dream home or investment property. For example, Neil and Sue have a home loan with their bank, which they took out five years ago. They owe $450,000 and the house is now worth $750,000, and they are being charged an interest rate of 5.20 per cent. They have been a bit nervous about speaking to another bank or lender, as they

have been customers of their existing bank for a long time. However, they have spoken with their broker who has been able to obtain a loan with an interest rate of 4.2 per cent. Over the remaining 25 years of their loan, Neil and Sue could save over $75,000 by paying
