The home ownership journey offers the property buyer many options on how they deal with their mortgage over the long term, and it never pays to set and forget when it comes to your most important financial investment. If you are a first-time buyer and you take out a 30-year mortgage on your new home, you will most likely make several structural changes during the course of paying off the home loan. With the COVID pandemic making more homeowners conscious of their finances, the value of home loans refinanced by Australian mortgage holders has reached its highest level in years, according to the Australian Bureau of Statistics (ABS).

Latest figures from the ABS found $24 billion worth of home loans were refinanced during May 2021, the largest amount in more than two years. As well as switching lenders for a better deal, home buyers may decide to fix all or part of their home loan or even change to interest-only repayments instead of principal and interest repayments. A principal and interest loan means when it is time to make a repayment, you pay a portion of the principal (the amount you originally borrowed) alongside the interest on that amount. In contrast, an interestonly loan will see you pay back only the interest for a set period. But be careful doing this as your

repayments will go up sharply once that period ends, and you start paying off the principal as well as interest. Many borrowers misunderstand how interest-only terms reduce their borrowing capacity, as taking an interest-only period means the principal needs to be paid off over a shorter time. Mark’s Shout With official interest rates remaining at record lows, interest-only loans are not in as much demand as in the past with mortgage holders more focussed on increasing savings and building equity. Lenders are also less keen on an interest-only period, although plenty of customers still qualify if it suits them.

FUTURE OF BLACKTOWN WORK BEGINS ON NEW DEVELOPMENT SITES Just days after the official opening of the Warrick Lane underground car park and plaza in Blacktown, work has already begun on the next stage of Blacktown City Council’s development and transformation of the CBD. Contractors AW Edwards have begun initial works on four development sites located in the area bounded by Warrick Lane, the railway line and Sunnyholt Road. The adjacent lots of approximately 3,000 square metres each, were part of the former car park that has now been made redundant by the new underground facility. Blacktown City Mayor, Tony

Bleasdale OAM said: “This is Council-owned land that has been slated for future development. “The work on the four lots will add value to Council’s assets and provide prospective developers and consortiums with ‘readyto-build, clean sites’ that won’t have to undergo expensive and time-consuming demolition and remediation work. “These sites will accommodate key strategic uses that will benefit our City Centre. One is planned to house a purpose-built campus for Australian Catholic University, Council Administration Centre and the Leo Kelly Blacktown Arts Centre.
