THOUSANDS OF NEW GLENMORE PARK HOMES A plan for thousands of new houses south of Glenmore Park could finally go ahead after Penrith City Council endorsed a Planning Proposal to progress to public exhibition. Developer Mirvac has been trying to re-zone the 206-hectare site known as Glenmore Park Stage 3, which is bounded by The Northern Road, Chain-O-Ponds Road and Mulgoa Nature Reserve, since 2018. After being in Council in 2020, further amendments have been made including reducing the dwellings from 2,558 to 2,300, changes to zoning and lot sizes in some areas and additional land contributing to the open space in the C2 Environmental Conservation zone. Samih Khan, whose family has lived on 25 acres on Chain-OPonds Road for nearly 40 years, addressed Councillors at an Ordinary Meeting to object to the Planning Proposal after they had refused to sign an agreement to sell their land. “One of our objections is the open space and parkland on the property is about 60 per cent
which is practically undevelopable compared with the developer-controlled property,” Mr Khan said. “The Mirvac controlled property has a fair amount of R3 zoning which is medium density residential that gives you high yield, but our property has zero even though it meets the requirements.” Mr Khan said if the proposed re-zoning went ahead, it would “favour a commercial multi-corporation” instead of long-time residents. The Councillors then jumped into a lengthy discussion questioning different aspects of the proposal and requesting further information from Council officers. Councillor Todd Carney moved the report saying it was an important stage to get community feedback. “If we don’t get it out to public exhibition, we won’t get the feedback we vitally need to make the right decision,” Cr Carney said. “I encourage every community member whether you support it or are against it to make contact with Council and if you think something has been missed request a

Council officer to come check out the sites.” Councillor Kevin Crameri requested a memo regarding potential compensation for properties that may be impacted with larger amounts of environmental zoning on their land. With other landowners also opting not to engage with Mirvac, Councillor Bernard Bratusa confirmed with Mr Khan that the main issue was that the proposal would impact any future decisions to develop their own footprint.
“I support my councillor colleagues in getting a better and fair outcome for landowners who are going to having it thrust upon them and yes I appreciate it is only 10 per cent of landowners [who haven’t engaged],” he said. “This is a very important footprint we are developing but it is also a parcel of pristine land… we need to make sure that these landowners are not handcuffed going forward with their properties.” The Planning Proposal will be put on public exhibition by August 31.

WILL RBA HIT BRAKES? REPRIEVE COULD BE ON HORIZON

With the Reserve Bank of Australia (RBA) inflicting four consecutive interest rate hikes on mortgage holders, including the last three increases each a stinging half a percentage point rise, is there any chance the central bank will soon start to ease back on the throttle and take its foot off our throats? The RBA Governor Dr Philip Lowe, who has copped some stick because late last year he was still forecasting the cash rate was likely to stay at 0.10 per cent until 2024 before unanticipated stuff happened such as Russia invading Ukraine, said after the latest rate rise lifted the cash rate to 1.85 per cent that the central bank was “committed to doing what is
necessary” to bring back inflation to its target two to three per cent, while keeping the economy on an “even keel”. Inflation hit 6.1 per cent in the June quarter and the RBA forecasts it will peak at 7.75 per cent by the end of December, so that sounds like Dr Lowe is unlikely to hit the rate hike brakes any time soon. But in his statement on the latest RBA decision, Dr Lowe said while the central bank expects to take further steps “normalising monetary conditions over the months ahead”… it is not on a pre-set path. This comment has prompted some ‘experts’ to speculate the RBA could offer a month or two of reprieve from interest rate rises
between now and the end of the year while it assesses the impact of its deeds. Chief economist at AMP, Shane Oliver, said the official interest rate is likely to peak with a “two in front of it rather than a three”. “We remain of the view that the cash rate won’t have to go as high for the RBA to cool demand enough to take pressure off inflation,” he said. The Labor government’s scheduled Federal Budget on October 25 may also be a reason for the central bank to temporarily take its foot off the interest rate accelerator and give mortgage holders a break in the lead up to Christmas. We’re definitely in for an interesting a few months.

I think it is more that our Principal Phil Haley chose me, I was working at Australia Post and he was so impressed with my service that he asked me to give him a call if I have decided to change career, it took him two years to convince me to accept the job but he said it was worth the wait.

Tell us about the first house you sold? My first and the most memorable sale, was with a 92-year-old lady who was referred by my friends from the church. My vendor speaks limited English so she would like to work with someone she can really trust. The property was a 1-bedroom apartment in Kingswood and it was sold for favourable price that enabled her to secure a retirement home. I have helped her as well to sell her furniture and other stuff online and helped in any way I can possibly do which made me realised that being a real estate agent is not just selling a property, it is more than that, it is really helping and caring people especially the elderly. The last time we spoke she said she will miss me. So, I went and visited her in the Nursing Home and left her an orchid.
