BIG WIN FOR THE WEST DEVELOPMENT TO CREATE MORE JOBS Western Sydney will secure up to 1,650 new jobs and huge economic investment following NSW Government approval of a new warehouse and distribution hub in Kemps Creek. Minister for Planning and Public Spaces Rob Stokes said the approved development was a win for the west. “This development will create 700 construction jobs and 950 operational jobs while injecting $242 million into the western Sydney economy,” Mr Stokes said. “The approval means we can get shovels in the ground faster. This government is committed to fasttracking planning assessments to help stimulate the economy during the pandemic.” The new development is a joint venture between Frasers Property Partners and Altis Bulky Retail. The hub will include major global retailers, e- commerce providers, health and pharmaceutical industries, warehousing and logistics operators, light manufacturing and data centres. Minister for Jobs, Investment, Tourism and Western Sydney Stuart Ayres said the investment
was a vote of confidence in the future Aerotropolis. “Creating jobs and boosting business is a priority for the NSW Government and this Hub means work for hundreds of people, during both construction and when the warehouse becomes operational,” Mr Ayres said.
“This is just another example proving that COVID-19 won’t stop NSW from growing stronger, and the Hub also supports our plan to foster new sources of growth, jobs and investment in western Sydney.” Member for Mulgoa Tanya Davies said that the development will contribute to western Sydney’s growing employment
force and benefit from its prime location close to the Western Sydney Airport. Western Sydney is establishing itself as a strong industrial and employment growth area. The construction of a new warehouse and logistics hub is going to substantially add to this growing reputation and attract more investment that will benefit our western Sydney community,” Mrs Davies said. “Once fully complete, the entire

RATES TO STAY LOW GOOD NEWS FOR BORROWERS Some welcome news from the Reserve Bank of Australia (RBA) Governor Philip Lowe after the RBA board’s first meeting of 2021: Official interest rates should not rise before 2024. The last time the RBA lifted its cash rate was from 4.5 per cent to 4.75 per cent way back in November 2010. It’s amazing to contrast that situation with the current cash rate of 0.1 per cent. The fact we could go almost 15 years without a rate rise from the RBA is a huge relief for mortgage holders and for those looking to enter the property market. Dr Lowe said: “The Board will not increase the cash rate until actual inflation is sustainably within the two to three per cent

target range. For this to occur, wages growth will have to be materially higher than it is currently. This will require significant gains in employment and a return to a tight labour market. The board does not expect these conditions to be met until 2024 at the earliest.” While it is encouraging to see the RBA will keep its rate at record lows, it does not mean that banks cannot increase their own rates independently. They have history for doing this (albeit in small doses) and may do so again if they incur cost of funding issues. If you are a mortgage holder, this is an ideal time to make the most of the conditions and try and pay down your loan as quickly
as possible. And as we have said repeatedly in Broking Breakdown, always ensure you are getting the best deal possible with your interest rate and be prepared to shop around. Mark’s Shout The RBA Governor has also this month urged Australians to abandon credit cards with interest rates in the double digits. He told a parliamentary hearing he was “frustrated” with the interest burden pushed by some lenders. Dr Lowe pointed out there were still credit cards in the market with interest rates around 20 per cent! It is madness to be paying so much for a credit card.
