TAKING IT TO THE MAX LOCAL AGENT WINS TWO MAJOR AWARDS Real estate powerhouse Gizzelle Powell is continuing to level up in her success, adding awards to her repertoire for her hard work selling houses across the Penrith region with RE/MAX Australia. Although she has seen fantastic success, Ms Powell insists that she didn’t really choose real estate – instead, it chose her. “I used to work at the post office, and Phil saw me serving another client,” Ms Powell said, referring to her manager and mentor, Phil Haley.

the industry for 50 years, so he knows, he senses if people are authentic, if they’re real.” Ms Powell does attribute a lot of her success to her authenticity, and her excitement when it comes to helping her clients. “When you actually help people to achieve their goals, whether they’re selling or they’re buying, it’s the fulfilment of that, it’s like a big relief,” Ms Powell said. “That’s my favourite part of my job … the reward that I was able to help someone achieve their property goals.” Working for, RE/MAX, an international company, Ms Powell is a celebrated agent, recently winning two awards at the national Agent of the Year Awards, and reaching international success with the RE/MAX International Hall of Fame award, given to those who have achieved US$1 million in gross commission earnings. “I didn’t expect it … it was a good surprise,” she said, recounting the night when she found out about the award. Ms Powell, a confessed workaholic, attributes her success to

several factors. “I have a very supportive family, especially my husband and my children,” she said. “Those good ingredients of my family, a good team … and then hard work and discipline … I don’t know what else I could ask for. “In order to be successful, that’s

Time is running out for first time buyers looking to take full advantage of some of the greatest incentives ever offered for Australians to enter the property market. At the end of this month the Federal Government will wind up its HomeBuilder grant, one of the many COVID-19 economic stimulus measures aimed at giving a leg up to the nation’s housing and construction sector while enabling Australians to achieve their home ownership dreams. The combination of grants such as HomeBuilder and record low interest rates have created the biggest demand for mortgages from first home buyers since June, 2009, when similar rapid growth was triggered by the temporary tripling of the first homeowner

grant to help combat the GFC. HomeBuilder provides eligible owner-occupiers (including first home buyers) with a grant of $15,000 (revised from $25,000) to build a new home or substantially renovate an existing dwelling. Some first home buyers are also taking advantage of the Government’s First Home Loan Deposit Scheme (FHLDS) that waives pricey insurance on loans for first home buyers that do not have a 20 per cent deposit. In NSW, first home buyers who intend to purchase or build a new home may qualify for a $10,000 grant under the First Homeowner Grant (New Homes) scheme. Purchase price for a new home must not exceed $600,000, while land and home must be no more

than $750,000. There is also a First Home Buyer Assistance Scheme which entitles first home buyers to a concessional rate of transfer (stamp) duty or a total exemption from making the payment altogether. In contrast to the First Homeowner Grant, this scheme applies to buyers of existing homes, new homes and vacant land on which they intend to build a home. Mark’s Shout While property prices have been bullish during COVID, the number of first home buyers in the property market has soared. But as stimulus schemes wind up, it’s expected first time buyers may face more competition, particularly from property investors.
