It is a fully integrated, built- in modular range of fridge- freezers and wine climate cabinets which can be partnered to meet an array of interior needs. The progressive design of this range presents a statement in any kitchen, while maintaining integral professional capabilities. The Vario cooling 400 series combines modularity with the smooth lines of seamless integration and redefines the landscape of the functional kitchen. With quality and craftsmanship at the forefront, 813 of the 840 processes taken to construct one of Gaggenau’s 400 series fridge freezers, are completed by hand; a testament to the emphasis and value of handmade. The Vario cooling 400 series variations are most impres sive when combined to form an imposing cooling wall that integrates into the overall kitchen structure, and presents as an expanse of handleless doors

with individual furniture fronts, stainless steel or glass doors for wine climate cabinets. The door opens to reveal a premium grade stainless steel interior and solid anthracite door racks that offer hygienic and antibacterial properties, bringing the professional kitchen principles into the home. The adjustable near-invisible shelf system is complemented by an atmospheric glow from the warm white, glare-free LED lights. As part of the newly launched series, Gaggenau debuts the exceptional opening assist system. Push to open the handleless door and the mechanism will open the portal for you. The door’s ice and water dispenser anticipates your needs and activates automatically the light and touch keys as you approach, thanks to its ingenious proximity sensor. A variety of intelligent sensors ensure a constant interior temperature within one degree to create ideal storing conditions. The Gaggenau Cooling freshness system has multiple climate zones, including the cooling drawer that preserves meat and fish. The TFT display allows

effortless control of cooling at every step. Taking inspiration from the oak barrels used to age wine, the Vario wine climate cabinet 400 series features telescopic rails which allow oak and dark anthracite aluminium bottle trays to fully extend for gentle handling. Further safeguards are provided by the cabinet’s low vibration, humidity regulation; and the activated charcoal air filter which protects the wine from odour contamination.

We have listed a few core considerations for you in the lead up to the End of Financial Year: 1. Keep all records: It’s important to keep receipts and records of the expenses incurred by your investment property. Eligible expenses can only be claimed throughout the period the property is leased. A quantity surveyor report is administered by an independent depreciator or quantity surveyor, who will come in and assess the properties value including its structure and items permanently fixed to it. This includes air conditioning units, ovens, garage doors, carpets etc. You are allowed to claim tax deductions on the declining value of these assets and the depreciation report will determine the percentage decline over time. The cost of obtaining the depreciation schedule is also tax deductable. Investment properties can be a great way to grow your wealth, it’s important to seek professional advice on how you can claim on your investment property in the lead up to tax time to ensure you are maximising your tax return.

Home loan customers are continually looking to brokers to help with their mortgage applications, as figures released this month by the National Australia Bank (NAB) attest. According to NAB, in the first half of the 2020-21 financial year, there was a 45 per cent increase in mortgage applications for the major bank, with strong activity from the broker channel. Brokers contributed to 47.9 per cent of new lending in the first six months of the financial year, which was up from 45 per cent in March 2020. Brokers now account for 40 per cent of NAB’s total home loan portfolio. With broker share of the national home loan market now around 60

per cent and climbing, there are fewer reasons for people to look to a bank when they are buying property or refinancing their mortgage. The introduction of the best interest duty laws from January 1, 2021 has also bolstered the broking industry. The best interest duty legislation that brokers operate under to avoid possible conflicts and provide best customer outcomes does NOT cover going to the banks directly. If you want to ensure your best interests are given top priority, the ONLY way to do this is through a broker. With Australia’s property boom showing no signs of slowing down, brokers have been busier than ever, but they have also been

dealing with the many challenges thrown up during the COVID- 19 pandemic and issues such as long turnaround times of loan applications by lenders. Mark’s Shout... In the current property market, the difference of a few days between submitting a loan application and getting that loan approved can be the difference in a client securing a new home or missing out. For brokers, knowing how to deal with loan turnaround times, and advising about potential worst-case scenarios is one of the most important parts of the job. Brokers have a duty to get the best deal possible for their clients while managing expectations.
