As we welcome in a new year, legislation requiring finance brokers to act in the best interest of their customers has come into force. The introduction of the best industry duty laws from January 1, 2021, has been embraced by the broking industry, which has always believed it has acted in the best interests of our customers. The best interest duty reforms followed the Hayne Royal Commission into Misconduct in the Banking, Superannuation and Financial Services Industry and are designed to avoid possible conflicts and ensure brokers provide the best customer outcomes. The legislation attracted criticism from several groups, most
notably consumer groups, who were concerned the removal of responsible lending might harm consumers. But the Mortgage & Finance Association of Australia (MFAA) believes best interest duty will lead to stronger customer outcomes, as lenders and brokers now have a clearer understanding of their individual responsibilities, including a higher legal duty for brokers. In fact, the MFAA stresses that the best interest duty actually represents a higher standard of consumer protection than responsible lending, providing yet another compelling reason to use a broker. Best interest duty reinforces the good practices that most in
our industry already follow, and one important aspect is it clearly differentiates the banks from brokers, who are now responsible for around 60 per cent of home loans. Mark’s Shout The reality of the best interest duty laws is there has never been a better time to use a finance broker if you are looking to make a loan application. The banks are not bound to act in the best interests of their customers, so the only way a consumer can guarantee their best interests are the number one priority is to speak to an experienced finance broker. Well no-one could have predicted what 2020 had in store for us and no-one has a crystal ball but when it comes to predicting if 2021 will be a good time to buy and sell property, it is always better to ask the local experts.
2021 will be everything we EXPECT it to be. I expect to keep pushing my team to improve what they do and how they do it all the time and this can only result in our continuing to be leaders in the Sydney metro market. Goodbye 2020 2020 was without a doubt a challenging year for all. Despite wide scale predictions by commentators of significant falls in property prices, the property market nevertheless finished 2020 in a much stronger position than expected. In the last quarter of 2020 a surge in buyer activity predominantly from first home buyers, investors and downsizers assisted in maintaining demand for property in the market. These buyer groups together with a low number of properties being marketed for sale assisted vendors in achieving greater than expected sales outcomes in the second half of 2020. What to expect in 2021? Market activity remains strong. We have already experienced strong levels of buyer enquiries and inspection requests in a time that traditionally is a quiet period for the industry. Record low interest rates and appealing government stimulus are creating opportunities buyers are finding too good to refuse. As the supply of property remains low, the present time certainly presents as a good opportunity for vendors who are contemplating selling their property. With property prices rising over recent months, it is envisaged that the current market conditions will continue throughout 2021. It is anticipated that there will be an upswing in the number of new properties listed for sale however with the demand for property being as strong as it has been in the last quarter of 2020, this new stock is unlikely to change the recent momentum on property prices. 2021 is shaping up to be a good time to sell property, if you are thinking of buying or selling? contact our team to discuss your real estate goals. Who would of thought back in March/April last year that we would be talking about growth numbers in the vicinity of 5-10% in the greater Penrith LGA at the end of 2020, amazing when you think about it right? Well not really . . . Now I’m not suggesting I would have been brave enough to predict that level of growth back in April, at the height of covid, but with hindsight now firmly on my side it really makes perfect sense. With factors such as record low interest rates, enormous infrastructure spending in the area, and of course the new airport, all underpinning the greater Penrith property market, then throw in the fact that covid has put a hold on a lot of discretional spending on things like eating out, or just going out for that matter, overseas or interstate holidays have all been put on hold, so anyone who has a job or a business that is secure and unaffected by covid are cashed up and looking to get into the property market. So what’s 2021 look like? With covid ensuring we spend more time than ever at home, whether it be working from home, socialising at home, or just spending more time with the family AT HOME, the emphasis on one’s “CASTLE” has never been greater, and from what we are seeing, these buyers are prepared to pay for it! Another factor I can see having a significant effect on positive growth in 2021 will be the return of the investors. They’ve been MIA for the past 12-18 months, but with vacancy rates on the way down and rents on the increase, property has yet again proven itself as a solid investment option, coming through this global pandemic with flying colours. My prediction is that 2021 will be enormous for the Greater Penrith market with growth in vicinity of 10-12% across the board. Let’s see!

It is important that an agent is not seen to be providing advice that may be misconstrued as financial advice. Any opinions provided would be nothing more than that, people will need to make their own enquires to enable them to make their own educated decisions and all individuals circumstances are different, so what may be ideal for one, may not be ideal for another. That said, it has been a year unlike any other, that all in all has not turned out to badly for Outer Western Sydney and Sydney as a whole. There really is no way of predicting what will occur in the marketplace going forward, otherwise we would all be filthy rich . . . And, given what we have seen happen this year and in particular, in Melbourne, it would be ambitious to think people will be very bullish. But, the cost of money is negligible and both State and Federal Government are providing many incentives to largely the first home buyers to get into the market, particularly the new home market to further encourage the building industry that is one of, if not the country’s biggest employer. So, with all of that said, barring any further unprecedented circumstances, I do feel that we will see further gains in the market in 2021, although I don’t feel the market can afford substantial gains . . . So maybe about 5% or so . . . But only time will tell . . . If you are thinking to sell and upgrade and you can afford to do it in a lesser market, you are better off to do so . . . 5% more on your sale may sound great, but 5% also on your purchase, plus the fact that most costs involved with your sale and purchase are scaled to the amounts involved in your transaction, so waiting for the extra 5% if upgrading by about $200,000 could ultimately cost you more than $10,000.

As a buyer, the sooner you can buy, the better off you are likely to be in the long run. With all of the changes occurring in Outer Western Sydney with all the major infrastructure works, I don’t see the interest in property here changing any time soon.
Predictions for the real estate market for 2021 – According to Corelogic January 2020 Home Value Index: Housing Values Rose Across Every Capital City In January 2021 Australia’s housing value rebound continued into 2020 with the CoreLogic national home value index up by 0.9% over the first month of the year. This now takes the annual growth rate to 4.1%; the fastest pace of growth for a 12 month period since December 2017. The greater Sydney prices for the past 12 months rose even further with an increase 7.9% despite the impact of the covid 19 virus. The greater Penrith area saw continued increases with substantial growth of first home buyers. I expect this to continue particularly in the lower and mid price range due to record low interest rates and competitive prices compared to other suburbs in Sydney. It is now cheaper in many cases to buy rather than rent. For example we have brand new townhouses in Kingswood for sale from $530,000.After the $10,000 grant and no stamp duty and with 5% deposit interest repayments would be $285 per week (at 3% interest) add approx. $65 per week for rates and strata would total $350 per week. The same townhouse would rent for $470 per week. There are some loans now closer to 2% which would further reduce expenses. Right now (until the end of March) the federal government is providing an additional $15,000 new home boost for ALL OWNER OCCUPIERS. Therefore the overall costs would be even lower! Interest rates are predicted to remain low for some years so I expect prices to continue to rise.
