If you are one of more than 800,000 Australians who have opted to defer repaying your home loan due to the COVID- 19 pandemic, the deadline to resume mortgage payments is fast approaching. You have probably already been contacted by your lender and asked if you will be able to start repaying your loan at the end of the six- month deferral period. If you advised your bank that you will have difficulty doing so because you are still dealing with financial hardship, the good news is there is a four-month extension available. Research by financial comparison website Mozo found of those who had taken out a mortgage holiday, 43 per cent didn’t think
they would be able to service their loan when the holiday period ended, and 53 per cent were worried they might be forced to sell their homes within six months. Much of this anxiety stems from the uncertainty over the future of the Federal Government’s JobKeeper scheme, which is scheduled to conclude at the end of September. Bankers have also reported there are large numbers of borrowers who appear to be in reasonable financial shape and could start repaying their home loans – either in part, or in full – but are of the view that they’d like to continue to defer their loan repayments. As a result, banks are devoting considerable resources in
an attempt to persuade these customers that it is in their financial interest to resume loan repayments as soon as possible, because the unpaid interest is being added to their outstanding loans. Mark’s Shout If you have asked your lender to defer your home loan repayments, you need to be open and transparent with them when it comes to what happens at the end of the repayment holiday. Work out a plan to manage the situation. If you are comfortable about resuming repayments, make sure you are doing so at the most competitive interest rate, ideally with a ‘2’ in front. Perhaps seek advice from a broker, too.

I am disappointed at my need to pen these words but when a good friend of mine is maligned just because she is doing a magnificent job then I have to say something. In particular, I saw an sms sent from a salesman who works with an organisation I have a deal of respect for, especially the CEO whom I consider to be a decent man, that said “If you have not sold your home your agent is not working very well for you”. It went on to say, “your price is too high, let us do better for you”. What a joke. No doubt he sent the same sms to a number of other agent’s vendors from other agents signs which of course is highly unethical and frowned upon by Fair Trading NSW. I wonder what the CEO would say if I alerted him to this disgusting activity of one of his people? Gizzelle did sell the property at the price she advised so we have winners all round. She received great testimonials from both vendor and purchaser. My mother-in-law advised me as a young man that if I could not say anything good about anyone then I should say nothing at all. I and my team stick by this rule. We never bag other offices or people and yet Gizzelle is told by her lovely vendors, don’t list with Gizzelle even before she has been called in. So, to those weaklings that do not appreciate the value of healthy competition I say LIFT YOUR GAME. LIGHTING DESIGN IS CRUCIAL TO YOUR HOME When people are designing a new build or renovating a home, quite often, not a lot of thought goes into planning the lighting of the home, which is a shame because it can make such a difference to the overall look in the end result. Here are things to consider when planning lighting in the home... Type of lighting is important for many reasons including what you use the space for or the type of mood you want to create for that space. There are different colours and lumens (brightness) to consider. Our favourite type is the warm white because this gives the rooms a cosier, more homely feel. LED lighting is a must! They may be more expensive up front, but will last a lot longer and are more energy efficient. The only area I would suggest using a brighter cool white is in the bathroom. Nothing worse than bad lighting for doing the make- up, right ladies? Bright, cool whites in living areas can make it feel like a hospital waiting room!
Placement of lighting is also crucial to a good lighting plan. Ceiling height for hanging lights needs to be considered down to placement of furniture such as your dining table. If you want to hang a pendant or two above the table, first figure out exactly the size of the table and where you would position it in the room. Pendants are very popular in the kitchen also but be sure to hang them at a height that wonâ&#x20AC;&#x2122;t make shadows over the food preparation or cooking area. A good way to stop shadows on the kitchen benchtops is to place a downlight directly above the area or better still, install lighting under the top cabinets. In the bathroom, you will get the best lighting if you place a sconse or pendant light on either side of the mirror, at eye level. For the living areas, there is no need to place rows and rows of downlights â&#x20AC;&#x201C; that much light is just not necessary. Instead think about placing downlights closer to the walls where you might hang artworks. This will give the room a much better atmosphere and highlight
the art on your walls. Another important thing to consider is adding dimmer switches. This is a fabulous way to have instant mood lighting in a room and it feels just a little bit posh! If you are not in the market Friday, July 17, 2020
