BACK IN THE MARKET FIRST HOME BUYERS RETURN TO REAL ESTATE First home buyers are back in the property market in a big way. Master Builders Australia’s Chief Economist Shane Garrett said first-time buyer levels are impressive as the spring selling season kicks off. “The First Home Buyer share of the home loan market has increased to its highest level since early 2012 while investor lending has risen for the second consecutive month,” he said. “ABS figures show that First Home Buyers accounted for 30.1 per cent of owner occupier home loans during August 2019, the largest share since January 2012. “The substantial increase in the value of lending to housing inves-

tors during August is particularly encouraging. This segment of the market has lost the most ground over recent years. The robust 5.7 per cent increase during August means that investor lending here is at its most elevated since November of last year.” Mr Garrett said the level of activity in the housing market is still well short of where it was a few years ago but we do appear to be moving in the “right direction”. “Confidence is the most crucial ingredient in any housing market and today’s figures, along with recent house price data, provide strong evidence that it is returning. With domestic demand in the economy so weak, government needs to take full advantage of the good news starting to come from our housing market and play its part in ensuring that the improving sentiment spreads to other areas of the economy,” he said. “This can best be done by getting more economic activity happening on the ground through an accelerated roll out of infrastructure projects. This requires much better collaboration across all levels of government.”

During August 2019, there was a 5.2 per cent increase in the number of loans to First Home Buyers, bringing their share of the owner occupier market to 30.1 per cent. The number of loans to households for new home

We’re in a time in style and design where the shift towards more sustainable products is becoming increasingly more important to consumers. Purchasing pre-loved and bringing back to life one- of- a- kind pieces is becoming more and more fashionable and are often key talking points for bloggers and social media influencers. I am an avid thrifter and re vamper and know just how exciting and rewarding ‘op- shopping’ for your home can be. When done right, you can end up being the lucky owner of some stylish, one-off pieces that would be worth a mint if purchased on the high street. When done wrong, you can end up with piles of unwanted junk, gathering dust. With all of that in mind, here are a couple of worthy pointers to consider when thrifting for your home... Stay level headed The thrill of going shopping knowing you will be saving money is great, but often people think they can buy more because of it. Don’t fall into that trap! Write a list of what you need and don’t deviate from it otherwise you can fall into the trap of purchasing things you really don’t need that will eventually end up in landfill or back in a charity store. Sell before you buy Don’t thrift to hoard. Good practice would be to take a bag of things you don’t need anymore and bring it with you to the charity stores you want to visit as a donation. It’s also worthwhile calling the stores before you put a bag together to find out what they need first. It’s not uncommon for charity stores to have an overflow of certain items. Not only are you making more room for the new goodies you’re about to buy, you

are also donating to a great cause! Research as you go Google is the most knowledgeable friend to take shopping with you. If an item I love has a label or a stamp with the maker’s name on it, I always Google the name, along with a basic description of the item to find out whether or not it has any value. When I first started thrifting I made some pretty doozy decisions on items I

thought were of value but ended up finding out that they are cheap copy cats of the real deal. BONUS TIP: Make sure when travelling, you look up local car boot sales or vintage markets. It’s so satisfying to be able to have statement, truly one- of- a- kind pieces that no one else has in your home, but even greater when they have a great travel story to go along with it! Beans belong to the family of Legumes – one of the richest sources of plant protein. They also provide dietary fibre, carbohydrates and micronutrients including folate, thiamine, magnesium and iron. Beans are amongst the easiest plants to grow for gardeners of all experience levels, preferring a sunny spot with moist but well-drained soil that isn’t heavily fertilised. How to grow beans: • Prepare the soil by working in composted manure. For poor soils add an organic fertiliser high in phosphorous and potassium. • Plant in warm soil from now through summer. Sow a few seeds every week for a continued harvest.

• Sow the seeds 2.5cm deep, leaving 5cm – 15cm between plants and 50cm – 100cm between rows. Provide support such as canes or trellis for climbing beans. • Avoid watering the plants for a few days after sowing. • Pick the beans regularly as this will encourage new pods to develop.
