There are other factors Ms Davies said to keep in mind that could help or hinder the process. “Comprehensive Credit Reporting now gives lenders access to information on all your repayment behaviours whether they are positive or negative,” she said. “Also, if you withdraw superannuation to add to your deposit that can be a red flag and can have a negative impact on your application.” A vital tip she said is to utilise the services of a qualified mortgage broker. “Having a chat to a broker is more important than ever as they are required to act in the customer’s best interest,” she said. “They have the knowledge of different lenders and are obligated to find the most suitable option for you, which could be with a bank you have never heard of.” Ms Davies said a broker will also

Although extensions are being offered until the end of January next year, many thousands of Australians who opted to put their mortgage payments on hold as a result of COVID-19 will soon have to start handing over their hard earned again. The six- month mortgage repayment holiday will have enabled many people, particularly if they have remained employed, to possibly consolidate their savings for what lies ahead during the pandemic. Over the last six months, home loan interest rates have continued to fall and if you are ready to resume repayments do not be afraid to seek a lower rate for your mortgage. If your variable interest rate has
a ‘3’ in front of it then you are paying too much. You need to act now or you could be costing yourself hundreds of dollars every month. For those who don’t feel they are in a financial position to restart mortgage payments, the additional four - month holiday is on offer, but banks require documented evidence of ongoing hardship to qualify. According to NAB, a borrower with a $400,000 mortgage on their standard variable home loan rate would free up an extra $1,834 per month during a deferral, which is extremely helpful to keep paying for all of life’s essentials. Extending your deferral by another four months will obviously lead to even more interest
being accrued on your loan, but this might just have to be a cost you have to accept in the long-run. Mark’s Shout If February 2021 comes around and you are still unable to meet your home loan repayments, you’ll need to take proactive steps to contact your bank to figure out other arrangements. If you’re worried about putting hooks in your freshly painted walls, use 3M hooks – just make sure you have the right one for the weight of the art or use multiple
3M hooks. When considering what to hang where, think about the size of the space on the wall. If it is a large wall, hang a large piece or group multiple artworks together. If you purchase new wall art, try and buy something that will pick up colours in the cushions or furnishings. As much as you love your wedding photos and baby photos of your little ones, try and limit these. Personal photos can make it harder for potential buyers to imagine themselves living in the space and can also make them feel like they are invading your space! Shelving and decorations Open shelving with too many
decorations and books can look untidy and cluttered. Thin out the books, laying some horizontal in a stack and others leaning against the bookshelf or book end. Leave some space in between the groups of books. Add some of your favourite decorations to some of the cleared space on the shelves. Do it in twos or threes of varied height if you like, but too many decorations can be overkill and a distraction to the potential buyer.
