MORE PAIN COMING BUT THERE’S STILL ROOM FOR A DEAL

While we have found many mortgage holders have weathered the first increases in official interest rates in more than a decade, it still feels like the calm before the storm with the prospect of more rate pain to come. At Bell Partners, we have seen many customers have coped with the 1.25 per cent rise in the cash rate since May. It’s also only early days in this process and some rate increases have only just started kicking in and these early interest rate rises haven’t hurt too much … yet. To assist some customers, we have been working with lenders on their behalf and repricing their existing loans, reducing their mortgage rates in some cases by

more than one percentage point, which certainly helps to ease the pain being inflicted by the Reserve Bank of Australia (RBA). As I have advised previously, despite official rates going up, the lending market remains just as competitive as it was when the cash rate was at its record low of 0.1 per cent. Banks are still having to work hard to keep customers and it remains possible to negotiate a lower rate, which a broker can assist with. Lender retention teams are highly active offering cash back to customers who make it known they are prepared to switch banks by completing a discharge form. At this stage we aren’t seeing

clients coming to us worried about the affordability of their loans, but I think the early signs are there that we will see inflation continuing to rise and the RBA using increased interest rates to tackle this problem … so more pain is coming. Australia’s unemployment rate plummeted to 3.5 per cent in June, the lowest rate in 48 years and a figure that will increase the likelihood of further aggressive interest rate hikes by the RBA of up to 50 basis points, particularly if there is wages growth. This is all a reminder about in good times paying more than the minimum on your home loan repayments or have some savings put aside in an offset account.
