When it comes to styling a room, interior design expert, TV personality and Luxaflex Brand Ambassador, Neale Whitaker, certainly knows a thing or two. Recently visiting the bi- annual interior design trade show, Maison & Objet, Paris, one of the most important interior design events in Europe, Mr Whitaker found the exhibition reinforced big- picture trends shaping the industry, with primary players being sustainability, multi-functionality within smaller-scale living and bricolage - a trend towards mixing styles and eras, shapes and textures for truly unique interiors. “I approach trends as macro and micro,” Mr Whitaker said. “Macro are those around for extended periods of time, with no view of going anywhere anytime soon, like sustainability. Alternatively, micro trends are more like shapes, the styles – things that come and go quickly. Bricolage would fall under micro trends, as would other current themes like artisan- made, natural fibres including rattan, jute and wicker, and global-nomad with influences of the Middle East and Asia.”
However, ironically, his first piece of advice when it comes to styling is to throw away the trend book. “I live my life by that line,” he said. “When it comes to the home, it’s always good to know what the trends are and why they are, but I do believe your home is all about you.”
On this, Mr Whitaker notes that, one of the first considerations to be made in your home is your emotions.
“People often don’t consider how a space makes them feel,” he said. “It’s easy to open a catalogue and simply pick out a theme to replicate, but if your space doesn’t suit that theme, it simply won’t feel right. Your home is yours, so make it your own.” A bright room with lots of light is the perfect starting point to creating warmth in a home. “Luxaflex Pirouette Shadings are a perfect choice for a soft finish,” Mr Whitaker said.

Despite the jobless rate rising to 7.4 per cent nationally in June, banks have been adjusting their lending decisions to the change in the circumstances of individuals and businesses. If you are self- employed, or working casually or part- time, banks will still provide housing finance or loans for other purposes, particularly if you pass tests for character, capability, capital and collateral. But to navigate this fast-changing lending landscape, it will pay
to have an experienced finance broker by your side. For businesses, up to two years of financial statements may be needed if you are seeking a loan. And for businesses and individuals, a credit score is one of the other crucial aspects a lender takes into consideration when assessing a loan application. Lenders will look at the ‘four Cs of credit’. The first is ‘character’, which is where a lender wants to see a strong credit history. The second is the ‘capacity’ to pay back a loan, and they will closely examine your income and expenses to assess your capability. The third ‘C’ is ‘capital’. This is where the bank assesses your equity or deposit to determine whether you have been good with
your money and have a current strong asset position. The final measurement is ‘collateral’, where the lender assesses the type of security tied to the loan. With a home loan this can also involve reviewing the purchase property and postcode to ensure it’s a secure investment. You know what they say, no pain, no gain! This is true for living through a home renovation. If, like most of us, you are not fortunate enough to rent elsewhere while you renovate, we feel your pain. Ask Caitlin, she basically grew up in a renovation zone after years of house flipping, but we survived! Besides, just think about all that money you save in rent that you can put towards the reno. of the house where you can live and sleep while you renovate the other side, this will at least give you some retreat away from the dust zone. Having said that, no matter how much you try and keep the dust out from the part of the home you are living in, it will still come through every little nook and cranny! This is the smartest way to do it but it needs a lot of planning. Otherwise you can tackle one room at a time. Make sure you have a schedule of work from your builder prior
to starting. Prepare a clear budget and allow at least 10-20 per cent contingency for those unforeseen costs. If you are doing most of the renovations yourself, don’t get caught in the trap of spending all your spare time (when you’re not at your day job) working on your renovations. You don’t want to burn out before you get to the end. Take some down time for each other and the kids! When it comes to kitchens and bathrooms, make sure you plan and order materials early in case
of any delays. These areas will be the biggest inconvenience, especially if you only have one bathroom and you have children to feed. Perhaps plan the installation of these during school holidays and take your family holiday at this time. You might just save your sanity! Above all, be patient. It will be stressful at times but just think of the end goal, a beautifully renovated home of your dreams that you will enjoy for many years to come. Western Property Magazine
