WORK STARTS ON STUNNING NEW BUILDING Lendlease has celebrated the start of construction on the next phase of development at Kingfisher Grove Retirement Village in Jordan Springs, which includes the first of three apartment buildings and a $5 million community clubhouse. With interest rates rising, property values softening and the global economic outlook growing bleaker by the day, if you are looking to access additional funds through your home equity it may be better to act now rather than wait for that rainbow to appear on the horizon. Equity is the difference between the value of your property and the amount you still owe on your home loan. If borrowers are looking to access equity for any purpose now or over the coming couple of years, now is the time to act. With the expected reduction in property values as a result of the impact of higher interest rates and increased expenses reducing serviceability,

accessing additional funds will get harder. Despite the current doom and gloom in the air about higher cost of living and other economic challenges, if you have paid down a big chunk of your loan, and your home has increased in value, you may be able to use your equity for a variety of purposes. These can include renovations or maintenance of your home, a deposit for your next home or an investment property, buying another car or travel now that COVID restrictions seem to be a thing of the past. There is also opportunities to use your equity to borrow to invest in shares or your superannuation. To find out how much equity you

have in your home, you will need to get a property valuation. There are several types of property valuations, including automated price estimates, appraisals and privately ordered valuations and bank valuations. A valuer will look at things including the size and standard of the property, the number and type of rooms, location, ease of access, council zoning, recent sales in the area and other market conditions. Factors such as your income, living expenses and how much you owe will determine your capacity to borrow. Lenders’ Mortgage Insurance may apply depending on the amount you want to borrow.
