One of Australia’s top real estate agents, Josh Tesolin is sharing his secrets with the next generation of real estate students at TAFE NSW Kingswood. The 26-year-old has achieved some serious career goals since completing his TAFE NSW real estate course in 2014, proving that age is no barrier to success. His achievements include being the youngest sole business owner in the Ray White network and this year claiming back-to-back wins as Australia’s top Agent of the Year. Mr Tesolin said it felt like yesterday that he was sitting in a classroom asking the same questions as the students who are working towards starting their careers. “My studies at TAFE helped me understand compliance in the industry and develop the skills to negotiate, which helped me get my foot in the door of my first job in real estate,” Mr Tesolin said . “I encourage students to use the skills they’ve learned at TAFE to jump in and take any opportunity to get ahead in the industry.” Offering students valuable insights through workshops at

As lockdown continues, it is important for those affected to try and maintain a steady hand with spending habits as this can have an adverse impact on your credit score and therefore your ability to obtain finance. In these difficult times, pressure on finances remains challenging while being stuck at home for prolonged periods can mean spending more on Uber Eats or even online gambling. If you are considering applying for a home loan or car finance, remember that banks are able to forensically examine your spending habits. This doesn’t mean you need to become a hermit and be fanatically frugal, but you need to take
a look at your budget and see whether there have been any excesses you need to rein in. Understandably in these stressful times, people forced to spend a lot of time at home may be doing more “essential shopping” at Dan Murphy’s, for example, than usual. When lenders assess your loan application, they will look at recent bank statements to examine your living expenses for the previous one to three months.
