SECURITY IS THE KEY THE BEST WAYS TO KEEP YOUR HOME SAFE An increase in break- ins across the local area has prompted security experts to remind residents how to safeguard their homes and cars. Director of Nepean Regional Security, Gina Field, said there are two main types of break- ins people can experience. “There are opportunist thieves who we see in security footage trying to find cars or doors that are unlocked or if they see valuables in cars,” she said.

tion of people with nice, fresh new things to try to get.” Ms Field said there is a range of things residents can do to prevent thieves from targeting them. “People become complacent, so make sure you are still checking that your doors, windows and garages are locked otherwise they have easy access,” she said. “Barking dogs can scare people off and making sure your house is visible, so thieves don’t have a place to hide can help. If you purchase expensive items like a TV, don’t leave the cardboard box on the street which can invite thieves in.” While Ms Field promotes the positives of having security systems, she encourages homeowners to use them correctly to get the most benefits. “There is no point having one without the other. Cameras won’t deter thieves, they will only provide a time and date stamp, so you need an alarm system that notifies a monitoring company,” she said. “Then if you invest the money make sure to buy a registered padlock from a locksmith to put

on your power box so that thieves can’t shut off the system by turning your power off.” Ms Field also said that in the unfortunate event you do get broken into, give police the best chance of finding the thief. “People are time poor, but we really need to change our mindset

Earlier this month the Reserve Bank cut rates again – the third time since June – to a new all-time low of 0.75 per cent as they attempt to stimulate the economy. Media has reported the big banks only passed on an average 0.57 per cent of the 0.75 per cent in savings to customers, however one major bank cut rates for interest only investment loans by 0.80 per cent; 0.05 per cent more than the official cuts. With interest savings many home borrowers have decided to keep monthly repayments the same, using the extra payments to get ahead rather than spending them. How would you feel if you went to draw on that money and it wasn’t there? This can happen when you ask your lender to reduce monthly repayments to the minimum amount. Often borrowers don’t fully understand the conse quences of this request, and lenders may not clearly communicate the impact. Say you are $10,000 ahead on your loan repayments, with these funds shown as available redraw. You call the bank, and ask them to reduce your repayments to the

minimum amount. In doing this, the bank first clears any redraw (which reduces your available loan balance), then recalculates the lower repayments over the remaining loan term. Many don’t realise what has happened until it is too late – trying to draw on funds to realise they are no longer there! Often this can’t be reversed either, so it is important to be aware. Efflorescence is the formation of salt crystals on or near the surface of concrete. It’s not only terrible to look at but it can get worse over time. It may also be an indication of a more serious problem, like waterproofing issues. To get efflorescence, two things are required – water soluble salt and water. Water moving through the concrete pushes salt to the surface, then the water evaporates and leaves the white powder behind. The longer you leave it, the worse it gets. If you get onto it straight away, generally white vinegar will do the trick. If that doesn’t do it, head on down to the hardware store and pick up an efflorescence remover. If the leaching is extensive, it’s highly likely there’s a bigger issue

that needs to be addressed ASAP. Now, can it be prevented? According to the HIA, most experts will say no. It can, however, be minimised and serious damage avoided. Preventing water from getting in is the number one priority. Physi-

cal measures and good design are the most effective means of avoiding efflorescence or leaching. Adequate waterproof membrane, a suitable sealer, good drainage and ensuring a high quality of workmanship are also imperative.
