SOCIAL HOUSING BOOST NEW $16 MILLION PROJECT FOR ST MARYS A sod- turning ceremony has signalled the commencement of construction on a new $16 million social housing project to support western Sydney’s most vulnerable. The development will replace three old cottages at 14-18 Phillip Street, St Marys, with a modern five- storey building comprising 44 new homes.

NSW Minister for Water, Property and Housing Melinda Pavey said this will deliver a timely boost for jobs and the state’s economy. “This is another smart approach,

with the NSW Government partnering with the private sector to deliver more keys in doors and build a community that supports vulnerable people in an area of high demand,” she said. “The importance of the 80 jobs estimated to be created by this project, and the boost it’ll give to construction trades and businesses at this time, cannot be understated. “We’re not just building new houses – we’re creating great places to live that provide better support and care, for people in need.” The new homes will be located near public transport and shops, provide landscaped communal areas and use on- site renewable energy to power common area lighting. The homes are also designed to accommodate tenants with some mobility challenges. Penrith Mayor Ross Fowler said the vision to bring this project to life should be commended, with collaboration between LAHC, architects McGregor Westlake and Growthbuilt, to deliver new homes and the best outcomes.
“The most recent census showed that more than 8,000, or 12 per cent, of households across our city were experiencing housing stress,” he said. “Added to this, we know that in the past four years, the number of affordable rental properties for households on one income or lower combined incomes has declined. The development in Phillip Street is another step in the right direction, not just for those in need of affordable housing, but for our whole community.”

LAHC is currently working on 46 housing renewal projects, in various stages of delivery, in western Sydney, across the Local Government Areas of Penrith, Blacktown, Cumberland and the Hawkesbury. Consumers will be promised faster access to loans under simpler rules that aim to free up credit and lift the economy in the biggest reforms to lending in more than a decade. Federal Treasurer Josh Frydenberg wants to roll back responsible lending measures introduced in 2009 during the global financial crisis to help the economy recover from the impact of the COVID-19 pandemic. The Treasurer’s plans have been welcomed by the broking industry body the MFAA, which said the responsible lending principles contained within the National Consumer Credit Protection Act 2009 were no longer fit for purpose, and if left unchanged risk slowing Australia’s economic
recovery. Under the proposals, which still have to pass parliament and are not due to come into effect until March 2021, laws governing mortgages, personal loans, credit cards and payday lending will be overhauled. The aim is to help streamline decisions on whether customers can afford the loans they seek. From a broking perspective, this means finance approvals will be a little easier and smoother for qualified borrowers. In recent years, the lending landscape has been highly restrictive, complicated and confusing with tighter lending regimes and forensic examination of borrower expenses significantly reducing borrowing power for consumers. But if these reforms are passed,
it should mean easier to access credit if you are planning to buy, build or upgrade your home. For those who have an existing mortgage, this should reduce the barriers of switching from one lender to another offering a better deal. Mark’s Shout Finance brokers will operate from January 1, 2021, under a Best Interests Duty (BID), which is a higher duty of care towards consumers than the responsible lending obligations. Best interest duty reinforces the good practises that most in the broking industry already follow, and one important aspect to illustrate is that it clearly differentiates brokers from the banks.

Many of us have had to forgo that annual overseas tropical holiday this year thanks to COVID-19. I don’t know about you, but for us the thought of travelling in the next 12-18 months is probably not realistic. Now the weather is warming up, we are all spending more time outdoors and entertaining family and friends. If you’re lucky enough to have a pool, this will add to that resort style ambience. If you don’t, not to worry, you can still do certain things to bring this style to your back patio. An outdoor sofa and lounge chairs are a must! However have a think about where it will be situated and if it will be covered or uncovered in this crazy Australian sun!
