New laws will come into force from January 1, 2021, which will require finance brokers to act in the best interests of their customers. The best interest duty reforms come off the back of the Final Report of the Hayne Royal Commission into Misconduct in the Banking, Superannuation and Financial Services Industry and are designed to avoid possible conflicts and ensure brokers provide the best customer outcomes. On June 24, the Australian Securities and Investments Commission (ASIC) published its guidelines on how brokers may comply with the best interests obligations at key stages of the

credit assistance process. Best interest duty reinforces the good practices that most in our industry already follow, and one important aspect to illustrate is that it clearly differentiates brokers from the banks. The banks are not bound to act in the best interests of their customers under this legislation, so the only way a consumer can guarantee their best interests are the number one priority is to speak to an experienced finance broker. Brokers have been pivotal in introducing stronger competition in the lending market and giving customers choice, something we want to ensure continues. The best interest duty will provide

consumers with confidence that their broker is indeed acting in their best interest and will reflect the attitude and behaviours that good brokers already engage in. ASIC has made a great effort to incorporate industry feedback on the best interest duty guidelines and allow the industry a full six months to adapt. Mark’s shout: The best interest duty should be good for the industry and assist in upholding the confidence in brokers from consumers. Although most brokers are already complying with the new laws, it will still definitely be worthwhile for all in our industry to adopt ASIC’s principles now.

In Sydney it is a little tougher to get inside the price guides set out in the government paper which we are happy to send on if you want to know the full details. However, if you buy one of our beautiful ready-to-occupy apartments in Wentworthville as shown in the following pages then you will qualify and what’s more they have dual key apartments in the complex so you can buy and occupy and then let out the studio apartment for about $350pw which would go a long way to pay the mortgage for you. Each is self-contained and has their own front door. We have these also in Schofields that will be ready to occupy by Christmas. The developer is offering a cashback rebate to any buyer that qualifies for the $25k grant but cannot use it on his apartments that have been under construction before June this year. Buying one of these you will need $34k approx for deposit, $1250 for conveyancer approx, zero for stamp duty. The government grant will provide $25k and $10k fhb which covers this amount. However the lenders are not likely to lend to buyers that have not saved for the deposit. This applies to just about any property by the way. Bedroom looking a bit tired or just plain boring? Your bedroom is the most personal room in the home. It should be welcoming, relaxing and tranquil so you can rest well each night. Of course, how much you do will depend on your budget (and effort!). Here are some things you can do this weekend to improve the look and feel of your bedroom. First thing to do is declutter. Even more economical if you DIY! Make a feature wall behind the bed. A contrast colour or wallpaper behind the bed will frame it and add more of a wow factor! Other items to think about (if the budget allows) is wall art. Whether you reframe some old art you already have or buy new ones, artwork also makes the room more interesting. Window coverings should be total blockout to stop light from traffic and street lights coming in

so you get a good night’s sleep. A roller blind will do the trick. If you want to soften the look of the window, add sheer curtains. A soft throw on the bed for a little luxury and a set of matching bedside lamps or hanging pendant lights for the finishing touches and voila, you have a totally made-over haven.
