It sounds too good to be true. The Federal Government is giving away $25,000 for people wanting to build a new home or substantially renovate an existing one. However, people looking to take advantage of the $25,000 HomeBuilder grant need to be cautious to avoid falling into a poor investment trap. The HomeBuilder grant is one of the many COVID- 19 economic stimulus measures. It’s aimed at giving a leg-up to the nation’s housing and construction sector while enabling Australians to achieve their home ownership dream. Eligible owner occupiers (including first home buyers) can apply for a grant of $25,000
to build a new home valued at $750,000 or to substantially renovate an existing home for costs of between $150,000 and $750,000. The purchase contract needs to be signed between June 4, 2020, and December 31, 2020, and construction must commence within three months of the contract date. The NSW Government only opened applications last month for work commenced since June 4, or work waiting to commence. But the opportunity to capitalise on this “free money” means buyers may risk making hasty and potentially costly decisions. HomeBuilder funds are not released until the slab stage of a home project, which means most banks will not accept approval for
the grant to be used as funds to complete. Mark’s Shout Buyers committed to a purchase risk getting caught out by delays in getting the grant. You will still need a deposit. If this happens to you, talk to a mortgage broker regarding options as a few banks will accept it or can work around the delay. Another issue is some builders and developers are promoting the grant to clients who can’t meet the contract deadlines because the land may not be registering until next year. If this happens, you must seek special consideration to still get the grant – and there is no guarantee that it will be approved.

HOW TO DEFINE YOUR SPACE THE RIGHT WAY
Today’s homes are all about open plan living. The kitchen is part of the dining room and living area and even the outdoor area brings the outdoors into this space. This is great for the family unit as it allows a more cohesive living style rather than being separated in different rooms. Planning this space is important to ensure the flow around furniture in this space works. You need to make sure there is enough open space between the areas you want to define. area in your open plan space is with a rug. This will draw the eye and ground the furniture around it. An L shape sofa is a good way to further define the space or a sofa and single sofa chairs will work just as well. If you are looking at the back of the sofa, try placing a console table behind the sofa. This not only looks great, but gives you more surface area to show off your beautiful decorative pieces. You can also use a rug under the dining table if you wish but the table and chairs themselves will define this area anyway. Add a buffet and top it off with a lamp for low level lighting. You should add low level lighting to all areas with
a table or floor lamp to give a more intimate feeling. Pendant lighting also helps to separate areas.

Other spaces may include a study or home office area. A good place for this is under a window or a built in study nook with doors (if you like to keep your paperwork etc hidden).
