HOME LOAN DELAYS DECISIONS TAKING TOO LONG

Are we there yet? That is a question commonly asked by bored children on a long road trip. But it could equally be applied to people waiting on an approval for their home loan application. Despite moves to try and streamline decisions on whether customers can afford the loans they seek, the home loan application process remains a tedious one. According to Momentum Intelligence’s Broker Pulse survey, the larger lenders experienced major increases in turnaround times over the month of December 2020. The survey, which drew a response from more than 180 mortgage and finance brokers, found all four major banks experienced an increase in turnaround

times over the course of December. The survey found Westpac and St George were the slowest in reaching an initial credit decision, at 24 days and 21 days, respectively. This was the slowest turnaround response from those two lenders in the past 12 months. So what’s behind these delays? Some are, in part, due to the generous cash back offers from lenders while another problem is a lack of staff to assess applications. The broking industry is on the case with the Mortgage and Finance Association of Australia noting the unacceptable turnaround times. Some of the proposed remedies include better planning around staffing levels to cope with the increased applica-

tions resulting from the special offers. Mark’s Shout The slowdown in the approval of home loan applications seems to be more of an issue for the major banks and there have actually been improvements in processing among the smaller lenders. As I have mentioned previously in Broking Breakdown, the differences in the time it takes some lenders to assess loan applications is often staggering, so it is important to be advised by someone up to speed on these issues. An experienced broker will have the latest information on current lender turnaround times and can help ensure the right lender is used when time is critical.
