Congratulations if you managed to be on a winner on Melbourne Cup day, and I am not just talking about the horse race. If you are a mortgage holder you have been set up for a windfall by the Reserve Bank of Australia deciding this week on the same day as the Melbourne Cup to lower official interest rates from 0.25 per cent to 0.10 per cent (as predicted by Broking Breakdown!). Those 15 basis points might not seem much but on the average variable interest rate home loan of $500,000 that can amount to a saving of about $40 a month. But has your lender passed on the RBA reduction in full and have they done so immediately? Unfortunately, banks both big and small

have form for failing to do both of these things. According to financial comparison website Mozo, the big four banks can earn millions of dollars a day in interest charges if they do fail to pass on the 0.15 per cent rate in full or delay moving their rates lower. This includes CBA who, Mozo says, will keep $1.59 million each day if they play the interest rate Scrooge, followed by Westpac at $1.4 million, NAB at $912,000 and ANZ at $889,000. When the RBA cut rates by 25 basis points on March 20 this year, ANZ was the only big four bank to pass on part of this cut, while the remaining big three banks did not pass on any of the fall.

Mark’s Shout The RBA has not cut the cash rate again for the sake of it. The RBA Governor Philip Lowe believes one thing cutting rates will do is help reduce the number of problem loans. The record low interest rates have been enormously beneficial in maintaining consumer confidence during the COVID recession. With Christmas approaching, the domestic economy and retailers will get a boost if consumers are upbeat and keep spending. With the RBA unlikely to take rates any lower, banks should do their bit for the economy and pass on the RBA reduction in full as soon as possible.
