THE MARKET HEATS UP AGENT SAYS STRONG SPRING AHEAD As Sydney prepares to come out of lockdown, the real estate sector is set to boom. The Agency’s Nick Rigas says there’s already signs of a super strong spring ahead. “This is the strongest real estate market I have experienced in my 17 year career. In 2021 house prices have risen, and then risen some more,” he said. “In fact, Sydney metropolitan has undergone its strongest annual house price growth in almost 30 years, outstripping increases seen in the previous booms of 2015 and 2002. Sydneywide, prices are up 24 per cent over the past year.” What’s encouraging for potential sellers is the high demand agents are experiencing from buyers. “I receive countless calls daily from buyers needing to find a home, ranging from first home buyers, investors and recent sellers with settlement fast approaching,” he said. Mr Rigas points to a recent campaign at Jordan Springs as evidence of the strength of the property market. “Home owners are engaging

agents and are considering to place their property on the market in the near future. Successful sales such as our recent campaign in 22 Nelson Street, Jordan Springs (pictured) are the kind of results that have potential sellers believing now is a great time to sell,” he said. The property at Nelson Street had vendor expectations in the high $800,000s but sold for $927,000 after just three days on
the market. There were a strong number of enquiries. “It’s a good time to sell. With rising vaccination rates and a relaxing of COVID restrictions around the corner, spring is in the air and consumer confidence in the real estate market is strong,” Mr Rigas said. “Buyer demand continues to outstrip supply, and available properties are being snapped up quickly.”

As we predicted a few months ago in Broking Breakdown, the boom in property prices has prompted the powers that be to look at cracking down on home lending. One of the few economic positives in Australia to come out of the COVID-19 pandemic over the last 18 months (if you are a homeowner) has been the remarkable growth in property prices. But Federal Treasurer Josh Frydenberg wants to slow things down and has financial regulators working on measures to achieve this, with a crackdown on highdebt home loans most likely. Record low interest rates have enabled some home buyers to borrow larger amounts and more
than one in five home buyers are now borrowing more than six times their incomes, a risk that could be felt if interest rates jump or people lose their jobs. According to data from the financial watchdog the Australian Prudential Regulation Authority (APRA), the number of new residential mortgage loans where debt is at least six times greater than income jumped to 22 per cent of new loans in the June quarter, from 16 per cent a year earlier. With a Federal Election looming, taking action that might shake up a strong performing housing market might be considered unwise, but Mr Frydenberg said: ‘‘We must be mindful of the balance between credit
