Before COVID- 19 came calling, accessing superannuation under financial hardship reasons required having to rely on government support for a minimum of six months, and being unable to meet short-term living expenses. Following the crippling economic impact of the pandemic, the Federal Government allowed individuals who lost their job or at least 20 per cent of their work income to access up to $10,000 of their super tax- free until June 30 and another $10,000 between July 1 and September 30 (now extended until December 30). Around 2.6 million Australians have since accessed their super early, with one million already accessing it twice. There have been concerns this money has

been used for discretionary spending rather than those essential, cost of living expenses. There have also been reports people have been using these funds as part of a deposit for a home loan application. The problem here is most lenders are unlikely to approve finance if they find the applicant has accessed their super early for the deposit. Responsible lending laws should, in theory, automatically bar them from getting a mortgage because if they are in financial strife they would have difficulty repaying a loan. Another problem is the tax man. The Australian Taxation Office has warned people caught withdrawing their super without meeting the eligibility requirements could

face fines of up to $12,600, and a penalty of up to $25,200 if they have double dipped. Mark’s Shout Australians are expected to have pulled $42 billion from their super accounts by the end of the year. The early access to super scheme has proven so popular that 590,000 Australians are estimated to have completely drained their retirement savings, the majority of them under the age of 35. Critics of the scheme such as former Prime Minister Paul Keating argue the government should have provided more stimulus rather than allow people to plunder their own savings and squander it on a “boom in motorcycle sales, car sales and boats”.

TIPS TO SELL QUICKER LITTLE THINGS MAKE A BIG DIFFERENCE It’s no secret that putting some effort into preparing your home for sale pays off with a bigger sale price and a quicker sale. If it helps, try looking at each room as if you are a potential buyer. Are there things you see you probably don’t need to, is it cluttered with things on the floor, or is there too many pieces of furniture in the room, making it look smaller? These are some of the questions to ask yourself when preparing your home for sale. Here we have six styling tips to help you make your home more aesthetically appealing (and get it sold!). 1. Bed linen and soft furnishings Outdated or faded bed linen can really be a downer on the look of a bedroom. Make sure you make the bed look fresh and new. Start with a white quilt cover if you like (you can pick this up quite cheaply from chain stores). Don’t forget the sheets and pillow cases too. Have you got cushions on the bed that are flat and lost their puff ? Does your throw have the scars from the cat using it is a scratching post? These can also be purchased inexpensively and will make such a big difference to the presentation of the room (same goes for the living areas). 2. Bathroom(s) Bathrooms, along with kitchens, they say, can sell a house. It’s not always feasible to redo your bathroom prior to selling but here are some things you can do. The biggest turn off for potential buyers will be water stains and stained grout. For this reason it would be worth spending a little money to have these fixed – you could possibly even fix them yourself. There is plenty of information on the WWW to show you how. looking clean and fresh, add a nice soap dispenser, a candle, a couple of potted plants (artificial or real) and some fresh white towels. I don’t know about you but when I see a fresh white towel, it just feels a little ‘resortish’ don’t you think? 3. Lighting During most photo shoots and

open homes, the lights are turned on, including lamps. Lamps give a lovely ambiance to a room so if you don’t have one in the living room, it’s worth the spend as it makes such a difference to the feel of the room. Another thing we see a lot is lightbulbs not replaced when there are multiple lights on one switch. This is an unnecessary
