CLEAN TO SAVE MORE HOW SMOKE IS IMPACTING SOLAR PANELS As locals cough and splutter through the dust and smokey conditions, those with solar panels are reminded of the impact this may have on their electricity generation. According to local solar expert and Solec Industries owner Robert Hanson, the dust forming on the panels as a result of the fires can cause around a 30 per cent reduction in performance. Caddens resident Barry Dawson (pictured) was shocked to discover his electricity generation had more than doubled after cleaning his solar panels last week. Mr Dawson had been monitoring how much power he generated each quarter and has an inverter device that shows the current kWh being generated as well as a daily total. “Over the past year we had only been averaging 4.5kWh per day and I was starting to think that we needed to upgrade our system and install more panels,” he said. “During my research for upgrading our solar installation I came across the average figures that a system our size should be generating and when I realised ours was

well below that, I decided to get up on the roof and clean the panels to see what effect it would have. “I took note of the current generation stats before cleaning and after I got down it had more than doubled.” That evening Mr Dawson checked his daily total, which sat at 9.1kWh, doubling his average for the previous year.

“In the next few days I saw a daily total of 12.3kWh so I am hoping that cleaning the panels has contributed to this quarter’s electricity bill,” he said. “My understanding is that

anything which blocks the light from hitting the solar panels severely limits the effectiveness, so the dust and smoke would have a dampening effect on all affected areas.” Mr Hanson, who has been in the solar business for about 10 years, said panels are usually required to be cleaned annually due to the fact that rainfall assists in the maintenance process. Well if 2019 was anything, it certainly wasn’t uneventful. Off the back of what appears to be the shortest property downturn in history, we saw the Sydney property market bounce back with its largest single month growth in prices for over 30 years! We have had the Reserve Bank of Australia spring back to life this year after 30 board meetings with rates left on hold, making up for lost time with three rate cuts over a five month period – taking official rates to the new historical low of 0.75 per cent. Home loan interest rates offered by the lenders have fallen – with many home loan rates now beginning with a two, money is cheaper than it’s ever been.

The banking regulators ASIC and APRA have taken some affirmative action on banking misconduct off the back of the Banking Royal Commission, while at the same time loosening their lending guidelines. Most notably was the relaxing of rules which forced lenders to assess a borrower’s ability to repay their loan based on a minimum rate of seven per cent. We now see lenders assess capacity to repay on rates as low as 5.25 per cent. This alone gives the average home loan customer an extra 10-15 per cent borrowing power. All this set against a backdrop of flat wages growth, growing underemployment and falling retail spending.

In spite of this, I believe continued strong net migration into Sydney and Melbourne (both from overseas and domestically) combined with more available credit and the improved outlook for the property market means real estate in Sydney will continue to perform strongly in the year ahead, as we see more people make the choice to put their extra money off their home loan rather than going out and spending it at the local shopping centre. WHY DIY RENDERING IS RISKY

For most home improvement projects around the home I am all for getting in and giving it a go, however, there are a few specialised areas that are best left to skilled and experienced professionals. In my opinion rendering is one of those areas. Quite often DIYers underestimate the difficulty of the job and the consequences if done incorrectly. It can be a very costly mistake to fix. Now having said that, rendering is a fantastic option if you are looking to refresh an older home and increase its value. It also improves on the waterproofing and fire rating. I am a huge fan of acrylic renders. They have become more popular

as they have superior water resistance, strength and require less time to dry and cure. Because they are flexible, cracking is less likely to occur. Acrylic renders can also be applied over painted masonry surfaces as long as the paint is sound – be sure to check with the manufacturer. It does cost a bit more but I believe it’s well worth it. A few points to check before beginning any rendering job either DIY or with a professional. The substrate needs to be clean of any loose material and no crumbling mortar in the joints. Any mould should be treated. Very, very important is to be absolutely certain that the area is free of any dampness issues.

Make sure the render mix is suitable for the surface, that the correct number of coatings is applied and that enough time is given for the render to cure. One last thing. Before even considering rendering, it is important to acknowledge the period of a house as to preserve its characteristics and value.
