to deliver more and better social housing throughout NSW, and is designed to complement future development that will see St Marys become a transport hub for the region,” she said. “Western Sydney is undergoing exciting change, with the Western Sydney Airport to help create 200,000 jobs that will attract new businesses and new families to the area, and see St Marys become a transport interchange for the aerotropolis. “As the area grows, so too does the need for new housing, and this project demonstrates the smart approach we’re taking to growing our portfolio, by redeveloping existing sites into well- designed homes close to shops, schools and essential services for local people.” Ms Brill said the housing renewal project would also help boost the State’s economic recovery from the COVID-19 pandemic. “Building these new homes will inject money into local businesses and the local economy, supporting about 39 jobs during construction at a time when we need them most,” she said.

Located in a neighbourhood rezoned for higher density development, the four- storey brick complex will consist of 13 onebedroom and eight two-bedroom units, with basement parking and extensive landscaping to soften the streetscape. All units are designed to meet accessibility standards, with four of the units to also be adaptable for full accessibility. The approval of the Lethbridge Street project comes after the recent commencement of construction on a $16 million

Overall, the two St Marys projects are among 46 projects across western Sydney which will deliver more than 500 social housing dwellings. The construction of these dwellings will create around 900 jobs and just under $200 million in construction activity. These housing renewals form part of the NSW Government’s Future Directions for Social Housing.

The Reserve Bank of Australia (RBA) finished off a busy year trying to counter the economic fallout from the COVID - 19 pandemic by doing nothing. The RBA’s final board meeting of 2020 left official interest rates on hold at the record low of 0.1 per cent. They can’t go much lower given they are so close to going into negative territory – a direction RBA Governor Philip Lowe is reluctant to head. Over the past two years the RBA has cut the cash rate by 1.4 per cent or 140 basis points, with 65 basis points sliced off official rates in 2020, with the November cut of just 15 basis points a record low reduction. What did the RBA’s latest deci-

sion do for mortgage holders? If you are – like most homeowners – on a variable home loan mortgage rate, you got nothing if you are a customer of the major banks. All the big four banks reduced interest rates on fixed rate home loans (some to below 2.0 per cent) but left standard variable rates unchanged. Rock-bottom deposit rates limit their ability to pass on RBA cuts to all borrowers. These rate movements have been better news for people entering the property market as banks are keener to entice new customers. No surprise then that Westpac revealed the number of first home buyers more than doubled during 2020 – from seven per cent to 16 per cent.

Mark’s Shout What will the RBA be doing in 2021? From a consumer point of view, not a lot that will directly have an impact on you. As respected economic commentator Ross Gittins put it, the Reserve Bank “looks to me like that emperor with a serious wardrobe deficiency”. As Gittins says, the RBA’s role going forward seems to be to do what they can with “the tools we have” to support the economic recovery, perhaps by printing more money. For homeowners, as we have said repeatedly this year in ‘Broking Breakdown’, the ball is in your court to pressure your lender to give you a lower rate.
