LAND TAX – WHO SHOULD PAY? Caveat Emptor (buyer beware) should say buyer be aware In any event you can always redraw funds in credit in an emergency. In fact the lenders tell you twice a year Contracts for Sale are issued prior to the promotion of a property (or should be) and have various boxes some of which need a cross. One such item covered is Land tax. This may be levied on investors owning sufficient property to exceed the value level at which land tax is charged. Rarely is a home owned and occupied by the investor affected by land tax. The boxes to be crossed are either Yes or No and this relates to whether the Land Tax is to be adjusted on settlement. In simple terms this means when the box is crossed Yes, the buyer will have land tax added to their cost of buying the property nominated in the contract at settlement. Agents should ensure one of the boxes are ticked. If not they should have the conveyancer or lawyer send a new page with the correct box crossed or direct the agent in an email to cross the correct box. I feel that in addition to this the contract should have a clause nominating the amount of Land Tax apportioned to the property to be sold with formal notices confirming the amount to be paid by the buyer. Vendors’ lawyers or conveyancers are responsible for the preparation of the relevant documentation proving the tax levied by authorities. I believe home buyers, buying a home, which they intend occupying should not be burdened by this impost. They are not responsible for any persons or company debts. Millions of Australians have never experienced a recession, and some may not even know the meaning of the word. The global spread of the Coronavirus and its economic impact has commentators speculating that Australia and many other countries are headed for a recession, which is a macroeconomic term for two or more quarters of negative economic growth. The last time Australia plunged into a recession was in 1990 when the then federal Treasurer and future Prime Minister Paul Keating famously described the downturn as the recession Australia “had to have”. That comment wasn’t appreciated then and it certainly wouldn’t be now with the retail sector
and tourism industry already struggling from the impact of the Coronavirus, which has had a devastating economic effect on Australia’s largest trading partner China. Australia has still not counted the cost of the bushfire disasters around the country over the summer and other shockwaves such as General Motors deciding to stop manufacturing cars in Australia, meaning the end for the iconic Australian car brand Holden. In contrast to the early 1990s, official interest rates are at record lows though the Reserve Bank of Australia doesn’t have many more rate cuts in the tank after Tuesday’s fresh cut. Of course, monetary policy
alone can’t stop a recession. The Federal Government will have to do some heavy lifting with some fiscal policy initiatives such as bringing forward tax cuts, increasing Newstart and putting in place emergency help for businesses directly in harm’s way. Mark’s shout: While there has been so much negativity in the news lately there are sectors in the Australian economy that are still performing strongly, such as the property market which has recovered from a price decline in some markets last year. Unemployment is also just over 5.0 per cent, well below levels experienced in the 1980s and 1990s. The worst thing that could happen is for panic to set in.

Jasmyn Calgaro - Ray White Nepean Group As a young female working hard to build my career, I was so excited when asked to share my success as part of the 2020 International Women’s Day editorial. I am 23 years old and I have been selling houses locally for almost five years. There is something seriously rewarding about excelling as a young woman, in a male-dominated industry. I’m hoping that this will help other young women thinking about a career in real estate too. Recently our business rewarded the top performers in our group with a two-night getaway to Adelaide. I was the only female amongst eight male colleagues. I put a photo on social media of us enjoying a nice restaurant. I had so many women comment about how powerful it was being the only female at the table, along with plenty of “you go girl” comments. It was a really great feeling! Hearing that from other women is so important. We need to support and uplift one another more. My advice to remember is that there is no limit to what women can accomplish. One of the most important things to consider when purchasing bulbs is to ensure you buy varieties that will reliably flower in your area. There are many bulbs that will flower beautifully in cooler climates and many that do well in warm zones too. Our local climate features a fairly cool but short winter, followed by a hot spring and summer – which is demanding on some varieties and rewarding on others. Many spring flowering favourites originate in cool climates where winters are long and very cold. Varieties such as Hyacinths, Daffodils and Tulips belong in this group. These bulbs need a very cold winter followed by a mild spring. To successfully grow
them in our area they would need several weeks of ‘chilling’ in a refrigerator prior to being planted
in the ground. To maximise success with them, choose early flowering varieties, chill the bulbs from now until planting late autumn or early winter, choose a cooler part of the garden and mulch well after planting. Varieties that do best in our local climate and won’t require chilling include Alliums, Babiana, Freesia, Ixia, Jonquils, Grape Hyacinth, Ranunculi, Snowflakes, Sparaxis, Triteleia, Tritonia and Ornigatholum. Alliums are a particularly great choice as they are pest resistant, drought resistant, great companion plants to vegetable crops and attract pollinators to your garden! By choosing varieties that cope with our demanding climate, you can ensure they naturalise well.
