After announcing the first rise in official interest rates in more than 11 years, Reserve Bank of Australia (RBA) Governor Dr Philip Lowe warned the cash rate could move to as high as 2.5 per cent in what he described as “the normalisation of interest rates”. “How quickly we get there, and if we do get there, will be determined by how events unfold,” Dr Lowe said after the RBA lifted the cash rate from 0.10 per cent to 0.35 per cent. Economic data released over the coming weeks and months will determine how wild a ride this interest rate rising cycle will be for mortgage holders in response to high inflation. Next week on May 18, the RBA
will get news on wages growth, which some thought the central bank would have wanted to wait and see before opting to lift interest rates during an election campaign. To date wages growth has been low and was at 2.3 per cent in the year to December 2021, well below what is needed to maintain living standards in the face of inflation. Continued demonstrably weak wages growth will officially confirm that prices are racing ahead of wages. It probably won’t stop another rate rise in June, but it could mean the RBA doesn’t go as hard on rates as the US Federal Reserve, which last week announced its biggest interest rate increase in more than
two decades as it toughens its fight against fast rising prices. While there has been predictable hysteria by some sections of the media about this month’s RBA action, Macquarie Bank’s Global Head of Strategy, Viktor Shvets, has predicted within 12 months central banks will be forced into a dramatic “back pedal” and considering cutting rates due to a slowing global economy. At Bell Partners, we expect most mortgage holders have prepared for the end of what was an emergency rate setting. From discussions with many of our clients, they are ahead on their mortgages. The latest increase adds around $75 per month to repayments on a standard loan.
