DELIVERING FOR ALL SDA UNITS FORM PART OF ESQ DEVELOPMENT Monday, May 10 marked a significant day in Penrith’s ongoing property development, with the Astina- owned East Side Quarter (ESQ) welcoming its first ever NDIS Specialist Disability Accommodation (SDA) tenant. This tenant will live in a fully automated apartment designed to integrate people with a disability into normal life. The SDA apartment is the result of 18 months of work. Astina’s partnership with AccessAccom, a provider of these types of units, and Claro, who are an aged and disability care service, has led to 14 SDA homes in ESQ, which will ensure those who need it most will receive this funded accommodation as it becomes available in Penrith. “In the midst of all the many recent trials we have all faced, it is a privilege to be a part of something good for the community,” Astina Director William Schrumpf said. “I am excited to be a part of providing some of the best opportunities we can in housing for people with a disability. “It has been an ambition of mine

and Astina’s to make beautiful homes available and accessible to those with a disability.” The apartments feature wide doorways and circulation space to suit people who use wheelchairs. They have adjustable cabinetry in the kitchen, accessible bathrooms and provision for features like hoists and rails. Smart home technology also allows residents to operate doors, blinds, lights and appliances. The new tenant is the first person who has qualified to move into ESQ under a new funding scheme associated with the NDIS. SDA payments are funded as part of people’s NDIS plans but are made to providers of purposebuilt housing for people with high disability support needs, which Astina has ensured it can provide. These living quarters will allow people with disabilities to live independently, perhaps for the first time in their lives. “We believe that all Australians, regardless of their abilities, should have the opportunity to live life to the full,” Managing Director of AccessAccom, Matthew Valenti said.

TYPES OF SHOWER OUTLETS Ceiling Showers - Whilst ceiling showers can take your shower experience to another level, you may find it difficult to adjust its spray direction. For that reason, they are often installed with a secondary shower outlet to offer some flexibility.

BUDGET BONANZA HOME BUYERS ARE THE BIG WINNERS

Treasurer Josh Frydenberg’s second big spending COVID- 19 Federal Budget has included plenty of incentives for homeowners and for those looking to get into the property market. This pandemic Budget encourages Australians approaching retirement to downsize their homes to free up more houses for younger people seeking a pathway into a hot real estate market. One measure already generating inquiry for Bell Partners is the new Family Home Guarantee scheme to help 10,000 single parents over the next four years buy a home with a low deposit. The Family Home Guarantee scheme is targeted at low and middle income earners with an

income up to $125,000 (excluding child support payments). Single parents with dependent children will be able to buy a home with a deposit as low as two per cent, with the government effectively covering the cost of lenders mortgage insurance that is normally required by buyers who do not have a 20 per cent deposit. They do not have to be first-time buyers but must not currently own property. The government estimates 125,000 single parents with dependents may be eligible for the guarantee in 2021/22, most of them women. From July 1, 10,000 guarantees will be made available over four financial years.

The government will also provide another 10,000 places under the First Home Loan Deposit Scheme plus 10,000 guarantees specifically for first-home buyers purchasing newly- built homes. One of the biggest housing initiatives in the Budget is aimed at encouraging more Australians nearing retirement to downsize from the family home by extending access to a superannuation contribution scheme. The government will allow those aged over 60 to contribute up to $300,000 into their superannuation if they downsize their home, reducing the age limit from 65. This comes in from July 1 next year.
