BRAND NEW BEGINNING LAING+SIMMONS OPENS CADDENS OFFICE After six years, one of the area’s most sought-after real estate groups, Laing+Simmons Penrith is excited to relocate. Moving from High Street in Penrith, the real estate agency is moving to a beautiful office in the brand new Caddens Corner shopping precinct. To fix or not to fix? That is the question facing many mortgage customers considering some of the lowest fixed rate home loan offerings in history. Locking in a rate is becoming an increasingly popular option for Australian mortgage holders. According to leading financial comparison site Rate City, Australia’s biggest bank the Commonwealth Bank has said around 40 per cent of its new loans this year have fixed rates. Homeowners in this unprecedented era of record low official interest rates are able to lock in a one, two, three, four or five-year fixed loan for an interest rate of less than 2.0 per cent. With the Reserve Bank of Australia stating that its cash rate

of 0.1 per cent is unlikely to rise over the next three years, the decision on whether to lock in a fixed mortgage rate or take the risk of sticking to a variable rate is worth plenty of consideration. Our advice is not to treat this decision as a means of trying to beat the market. Fixed rates provide certainty to borrowers who want to budget. A broker would often recommend a combination of part variable/part fixed to provide flexibility should rates drop further than anticipated. Many consumers are also unaware that the variable rates move differently to fixed rates. Fixed rate mortgages are based on wholesale market interest rates, while standard variable rates are

usually led by official interest rate decisions. Mark’s Shout... More than 30 lenders are currently offering, or are set to offer, at least one mortgage rate under 2.0 per cent – almost triple the number before this month’s latest RBA cut. For the average borrower, refinancing to a low fixed rate looks like a no-brainer as they could be saving thousands of dollars a year by switching lenders. But it’s not as simple as that as there are terms and conditions with a fixed rate that need to be assessed. Mortgage holders, particularly in these times, should never be complacent about their home loan.
