“ABSURD” SITUATION COUNCILLORS RAISE CONCERNS Concerns over small lot sizes and road widths within Jordan Springs have deepened with some Councillors labelling them “absurd”. Councillor Kevin Crameri was “blindsided” when he realised Council had allowed development on blocks as low as 80sqm. “They reckon we were told this in a briefing, whether I missed it or whether it went over my head, but to try to have something on 80sqm is ridiculous,” he said. Cr Mark Davies lent his support to Cr Crameri, who has asked for a report back on the issue. Cr Davies also sought more information on the status of Lendlease’s attempt to rezone ‘employment’ land to ‘residential’ in the Central Precinct. “Lendlease has turned around and said, ‘you know what? employment is not really going to work in there, it should really be residential’. And to me, I think that was a play, I think they had always had that intention,” he said. Both men raised issues with narrow road widths, saying coupled with single car garages,

streets were becoming single lanes making it difficult for cars to pass and manoeuvre. Council said minimum lot sizes provide flexibility in delivering a mix of housing types. According to the Central Precinct Development Control

Strategy, six to eight per cent of detached dwellings are provided for on lots sized between 150 to 269sqm, 60 to 70 per cent on 270 to 500sqm, 20 to 25 per cent on 501 to 999sqm and one to two per cent on 1,000sqm-plus.

‘Urban Sleeve’ development, which allows additional options for occupants to live and work within the same dwelling, are provided for on lots between 80sqm to 120sqm and are generally located in the Village Centre Character Area. Council estimates there are about 350 dwellings in a variety of sizes remaining in the currently zoned land in Jordan Springs East. “In addition, if the proposed

GET A BETTER DEAL HOW DOES YOUR LOAN RATE? Front book or back book – what type of home loan do you have? For most of us, we have no idea what a ‘front’ or ‘back’ book even is but get it wrong and it could be costing you thousands! Front book is the term lenders use when referring to home loan customers the bank has recently acquired; while back book refers to those previously acquired customers. ANZ CEO Shane Elliot recently made comment that competition had driven the gap between front and back books at ANZ to around 30 basis points; where recent commentary by demographer and economist Bernard Salt suggests that across the industry the gap could be 80 basis points,

or 0.80 per cent. On a $500,000 home loan that is $4,000 in extra interest every year! The system works by those paying more on the back book helping subsidise new customers on cheaper average rates. It is something I’ve never understood, but it keeps me in my job. When it costs a lender so much to acquire a customer (marketing, advertising, staff, lower rate margins and broker commissions), why not simply look after the customers you’ve already managed to get? Here is how to make sure you get the best deal your bank has to offer. Step one is accept the longer you are with your lender, the greater

likelihood you are paying a higher than average rate. Step two is make sure you review the competitiveness of your home loan every two to three years. Step three – if you aren’t on a good deal, ask your bank for a better one. Then if you don’t get it, consider moving banks. It’s easier than it has been in the past. FINDING THE RIGHT STYLE REVAMPING A ROOM

So you want to re-vamp a room in your house. You’re a bit of a novice, but know what you do and don’t like in terms of style. You want it to look magazine worthy, but don’t really know where to start. Don’t worry, you’re not alone!

One of the hardest parts of starting this journey is pinpointing the style you want. It’s not uncommon for people to get lost along the way and steer in all different style directions, often ending up with a very confused looking space. Here are a couple of key points on how to get you started on sourcing and styling a cohesive space that is perfect for you! Start a Mood Board Like anything, you need to do your research. Read about the key features and look at images of on-trend interior styles such as Scandi, Bohemian, Minimalist, Mid- Century, Hamptons, Retro... the list goes on. You will find one that you gravitate to, and when you do, stick to it! Interior design magazines are an obvious reference point, but social media sites such as Instagram or Pinterest are also incredible tools. When it comes to social media, you can never underestimate the power of clicking on a #hashtag. Search and click on #interior-

style for example, and discover the world of interiors! Pick a colour palette A good colour palette has the power to anchor an entire room. Colour palette inspiration can be found on interior paint websites such as the Inspiration Gallery on the Dulux Website (www.dulux. com.au) or the Colouriser page on the British Paints website (www. britishpaints.com.au). IT’S NOT AS EASY AS YOU THINK!

One big mistake people make is putting test samples on walls. The problem is that it confuses you on what the colour really looks like. What you need to do is paint large pieces of cardboard in the colours you are considering. Move them around the room and look at them next to plants, paintings, furniture. You can change the look of a colour dramatically by what it is next to. For example, put a very light grey next to white and you will see that it is grey but put it next to black and it will look white. Start with a blank canvas then add some feature walls. Feature walls should be painted on walls that have no windows and doors where possible.

Also think about where the colours start and finish. Sometimes it’s good to paint the next wall or return of a wall or archway. Dark colours look best in a matt or flat finish. If your bathroom has tiles all the way to the ceiling, matching the main colour of the tile into the ceiling paint looks fantastic. This is because your eyes are not drawn to a white ceiling. Instead you are looking at the detail you have spent so much money on, the tiles and fixtures. Now, about the blue colours. When choosing a blue, try picking a lighter colour and a greyer blue. It will look better on a big area. Blues are funny and can really confuse people.
