Introduction Andrew & Greg Bell started their careers in the Eastern suburbs of Sydney in 1972 and 1976 respectively and operated three highly successful offices through the Eastern suburbs. As part of that, their operations were Project Marketers. Moving to the Gold Coast in 1989 they bought the Ray White Surfers Paradise office that they have now built to be the largest real estate company in Queensland with unparalleled resources and the industry leading sales marketing teams. One of their primary focuses from day one was Project Marketing in one of the largest new highrise development areas of Australia. In the 1980s & 1990s it was a three-way battle between Ray White, Max Christmas & PRD. In the 2000s Ray White Surfers Paradise bought out Max Christmas. In the mid 2000s Gordon and Archie Douglas sold PRD. This has left Andrew & Greg Bell as the most experienced Project Marketers on the Gold Coast, 3 years in Sydney and 24 years of experience through the booms & bust and with invaluable knowledge of what works and doesn’t work in the most unique market of Australia. The Ray White Surfers Paradise Group

Andrew Bell A partner in a Ray White Project Marketing operation in Sydney, Andrew together with his brother James became project manager of Rhode Island in 1990. As project marketing grew Andrew became sole project marketer for Rivage Royal and Crown Towers. Becoming CEO of the Ray White Surfers Paradise Group in the late 90s, Andrew continued to work within Ray White New Projects as the role of strategist and today is the most experienced person on the Gold Coast in project marketing.

Gregory Bell Also a partner in Ray White Project Marketing business in Sydney, Greg took up the roles in the 1990s as Project Manager for each of the Meriton appointed projects, working closely with Harry Triguboff who is referred to as ‘The Highrise King’ of Australia. There is no better training or experience than working with the maestro. Today Greg heads up Ray White Commercial Gold Coast, the leading commercial operation in the 1000 office strong, Ray White international group.


Julian Sutherland Director New Projects Commenced his career in 1989 with Ray White. Julian progressed to become the leading sales person in resales apartments division before being appointed as the on site sales representative at Waratah, Ocean Sands, Oscar on Main and Xanadu. Staying on with Meriton as the projects went inhouse, Julian then moved on at the conclusion of Xanadu to be project manager at the 122 unit Varsity Shores development. Group as their National Sales Manager, launching and being responsible for the sales of projects such as Waterline Broadbeach, Sebel and Oceans at Mooloolaba and Sea Temple in North Queensland. Julian headed up, strategised and launched the Soul development in 2005/2006 and set new Gold Coast records for the rate of sale per square meter of any project. Today Soul still holds the title of achieving the highest sales per square meter rate of any project in the Gold Coast history and included the Soul Penthouse for $16.85 million. Julian returned to Ray White in 2007 and today is a partner with Andrew & Greg in Ray White New Projects. Since then he has established the business as a leader in Gold Coast Project Marketing.

Ray White Hotels Australia Headed up Tony Bargwana formally the head of JLL Hotels operations. Tony and his team have quickly established themselves as the leading hotel sales team in Australia. Over the past 12 months there have been 28 agency sales of hotels around Australia with Tony’s team selling 23 of those. Hotels operation also encompasses the marketing of Management Rights and in recent times has numerous appointments from Receivers for the sale of Management Rights. Sold By Ray White New Projects 1990 - 2014 CLEAR ISLAND WATERS Rhode Island Resort Appointed in 1990 by developers and ultimately receivers to the sellout of the 172 up market townhouse development at Clear Island Waters. A project marketing approach to clear the proportion of stock before an auction program cleared out the balance of 25 apartments.

MAIN BEACH Contessa Appointed by the developer in 1991 to take over languishing sales rate by PRD and with fresh energy and a new approach, Stage 1 saw a traditional project marketing approach to drop stock levels to 32 apartments before a target auction campaign sold out the balance within 8 weeks.

SOUTHPORT Rivage Royale Appointed to take over Max Christmas Project Marketing in 1992 with all but approximately 50 of 244 unsold. With an average sale price of $1 million it was new benchmark prices for the Gold Coast, in the midst of the “recession we had to have� and with the Gold Coast post-economic conditions, an innovated marketing approach was taken, reducing stock levels to 50 before a staged final sellout program was adapted to sell the remaining stock within 6 months. The developers were a Japanese based company Mauko, an interesting learning curve dealing with a completely different Japanese approach to Project Marketing.

MAIN BEACH The Meriton Ray White New Projects was appointed by Harry Triguboff to the sale of the Meriton building which was previously being sold on site by the Meriton Group themselves. Recognising the challenging market conditions in the mid 90s, Harry saw the limitations of developers own onsite marketing so turned to appoint Ray White New Projects to tap in to the Gold Coast leading highrise apartment sales team to boost sales. A successful union was formed that resulted in a sellout of the Meriton building at a considerably faster rate.


Sold By Ray White New Projects MAIN BEACH The Waratah Apartments The most Northern positioned new development at Main Beach in the 1990s, this was the second development by Meriton. As a result of our successful sellout of The Meriton building, Ray White New Projects was appointed to this 94 apartment project. Working with Harry Triguboff “The Master” highrise developer of Australia, provided many new learning’s and an insight as to what strategies made Harry so successful over 30+ years.

MAIN BEACH Ocean Sands Ocean Sands became Meriton’s third project and again on the back of previous success’s, Ray White New Projects was appointed. Due to very tough market conditions, considerable investment was made into overseas marketing particularly within Asia. The 85 apartment building enjoyed the highest success rate of all highrise developments at that time and that was a credit to the innovative market approach.

MAIN BEACH Oscar on Main The fifth of Meriton’s projects at Main Beach and one challenged by a poor floor plan design. Although market conditions slightly improved, the floor plans were challenging; yet despite considerable competition with other highrise developments at the time, the 93 apartment building again successfully sold out.

MAIN BEACH Xanadu Ray White was appointed to this 150 (North 75 & East 75) unit apartment building in what was undoubtedly the prime position at Main Beach, on the North East corner with uninterrupted views to the ocean. After a very successful launch, Harry felt that market conditions had improved sufficiently that he could revert back to his normal practice of in-house marketing as he does throughout all other projects in Australia. Today we continue with an excellent working relationship with Harry Triguboff, while he develops what is once again described as his last project on the Gold Coast - Brighton on Broadwater.


1990 - 2014 MAIN BEACH Maldives The first of the boutique hotel style operation in Main Beach the 86 unit apartment building proved challenging. At at first, selling the concept and second, providing acceptable income projections to meet bank’s lending criteria. Valuations also suffered as it was the first of a boutique hotel apartment building concept which met with the scepticism of valuers. Marketing was particularly targeted to the investor and international markets.

SURFERS PARADISE Palazzo Collonades A Gold Coast highway positioned new development of 66 apartments. It was designed for the middle price market. With a host of competing developments off main road, this project proved challenging due to its main road position but it was successfully sold out predominantly to interstate buyers.

HOPE ISLAND Stillwater Marina Apartments Built by Developer Janfair. Stillwater Marina Apartments are located right in the heart of Hope Island Resort, the immediate waterfront neighbourhood is the 250-berth marina. The apartments are perfectly positioned within easy walking distance of restaurants, shops, tavern and the medical centre. Three championship golf courses, tennis courts and Sanctuary Cove Village are an equally quick buggy ride away. With 24-hour security, controlled undercover parking for your buggy and cars, and marina berths available, Stillwater Marina Apartments offer the absolute in waterfront lifestyle.

MUDGEERABA Jabiru Estate A prestige gated land estate on an elevated outlook, central location and environment of country style, space and tranquillity. Vacant land was sold locally, interstate and internationally.


Sold By Ray White New Projects MAIN BEACH Seychelles on Main Beach Appointed to the project marketing of a boutique Main Beach apartment building of 18 apartments, this was one of the first innovative designed buildings at Main Beach. Launched in the midst of challenging economic conditions in the late 1990’s the building predominately was built to target end users and as such proved challenging not to be able to target investment buyers, yet our project marketing team realised a successful sale over a two year period.

SURFERS PARADISE Crown Towers An innovative new concept in apartment building living saw this development of 298 apartments by Hudson Conway produce a combination of lower floor hotel style serviced investment apartments, an upper level end user and investment apartments of a larger and more stylish finish. Down below saw restaurants, coffee shops, bar and a convenience store. Launched amidst the Asian crisis of the late 90s and in very slow economic times for Australia we decided to tap into new markets and were the first project into the Middle East. We sent over a Dubai based team to take up residency in the UAE where we conducted regular property expos, seminars and worked in through business groups to successfully attract sales in new market place.

MAIN BEACH Ocean Isles 5 Spectacular Beachfront Apartments Appointed by Ferrier Hodgson in the mid 1990’s to assist in design to complete the construction of 5 spectacular beachfront multi-level apartments with their own swimming pool. Designed to be the most opulent apartments at the time on the Gold Coast.

SURFERS PARADISE Elston Ray White New Projects was appointed by Azzura Corporation to sell the balance of apartments after the building was completed. ‘Elston’ Surfers Paradise consisted of 102 apartments in the heart of Surfers Paradise offering either a choice of beach or hinterland views. The apartments ranged from 72m2 to 113m2 starting from $430,000. During this time in the market the only other new developments in this sought after location were Soul and Hilton. This led to a successful sale of all the remaining apartments as they were uniquely priced and also came with large tax deductions and benefits.


1990 - 2014 CHEVRON ISLAND Modena Modena was a boutique style apartment building located only minutes from Surfers Paradise. It consisted of 54 apartments plus one penthouse, three villas and three townhouses with prices starting from $485,000. Beretta Project Services appointed Ray White New Projects to sell the remaining apartments, villas and townhouses.

HOPE ISLAND The Pavilions The Pavilions was a land estate situated in Hope Island in which Julian Sutherland himself sold the entire balance of the estate in one line to a bulk purchaser.

LABRADOR Terraces on Central Appointed by WDAL to sell the brand new release of individually styled 3-bedroom townhomes in the central location of Labrador. This project was highly successful not only due to the quality of the product and also the strategic location but largely due to its NRAS approval setting it aside from its competition.

SOUTHPORT Metro 88 Metro 88 Tower One was located in the centre of Southport’s CBD close to many amenities and the beautiful Broadwater on the Gold Coast. Massive investment in infrastructure in and around Southport plus several new apartment towers lead to Southport once again becoming a desirable place to live. Due to this location becoming highly sought after during its time on the market the sale was very successful.

ROBINA Wynd Villas Located in the growth suburb of Robina was ‘Wynd Villas’ which was a gated development consisting of all 3 bedroom + study villas. This development was a quick sell out by Ray White New Projects largely due to its competitive pricing and strategic positioning within the rapidly growing suburb.


Receiver Appointed Sellouts CLEAR ISLAND WATERS Rhode Island Resort Appointed in 1990 by developers and ultimately Receivers to the sellout of the 172 up market townhouse development at Clear Island Waters. SURFERS PARADISE Holiday Inn Appointed by Shakespeare Haney to sell out their remaining 50 plus hotel apartments, which are one of a few financiers that retain apartments in the building. Being a hotel building with a square metre rate of less than 50m2, they are difficult to finance and are only suitable for an investor. The Marketing strategy included a three year fixed term lease agreement, International marketing in Singapore and an on-site sales manager.

MAIN BEACH Milan Appointed by McGrath Nicol to sellout the remaining excess units in a boutique Main Beach high rise building of 16 apartments which had been on the market for some four years. Stage 1 was an Expressions of Interest campaign resulting in all 8 sales which was then followed up by Stage 2, an auction marketing program for the remaining three units. Completing the sellout of the project with sale prices on average between $2 - $3 million.

HOPE ISLAND Marina Quays Appointed by Grant Thornton to sell 25 harbour side apartments located in three buildings within the Marina Quays community. The master planned waterfront lifestyle was originally designed for over 11,000 residents in ongoing releases for a 7 to 10 year development plan. Consisting of waterfront homes, terrace homes, vacant land and harbour side apartments.


MAIN BEACH Allure Appointed by Korda Mentha to six unsold developers stock in a boutique beachfront building of 13 apartments. Stock including the penthouse and a large ground floor apartment with its own pool. In a very slow apartments market with very few sales above $1 million, Stage 1 saw three apartments offered by Expressions of Interest campaign and all three selling including the penthouse at above valuation. Stage 2 saw a second expressions of interest campaign once again resulting in the remaining three apartments selling.

HOPE ISLAND Ilanah Aqua Appointed by Grant Thornton to sell 18 apartments in a development undertaken by Craig Gore in which several financiers held security over various parcels of apartments. Although a larger group of apartments, the price point in an auction program was the best strategy yet in two parcels. Successfully selling out all 18 apartments.

CHEVRON ISLAND Chevron Point Appointed by Business Recovery & Insolvency to sell the remaining 9 out of 10 apartments. Located in the heart of Chevron Island these contemporary two and three bedroom apartments offer amazing Surfers Paradise skyline views. A six week auction campaign cleared out the remaining apartments for sale prices between $575,000 - $650,000 for the three bedrooms and $462,000 – 495,000 for the two bedroom apartments.

SURFERS PARADISE Jade The Ray White Surfers Paradise Group has just been appointed by LM Australia to sellout their remaining six apartments in this new apartments development which is regarded as the Gold Coasts best apartments. Four x one per floor apartments, a beach house and a penthouse. The properties will be marketed by way of Expressions of Interest campaign through April 2011.


Current Projects Surfers Paradise Outrigger Appointed by numerous receivers to sell the remaining apartments within the Silver Sea Resort hotel managed by the Outrigger. Centrally located within Surfers Paradise the Outrigger consists of suites featuring two double beds or a king size bed with some of the best views of Surfers Paradise, as well as top class amenities and conference facilities. Prices start from $97,000.

Southport Metro 88 Tower 2 Appointed by GC Property Group to sell the second tower within this development after the rapid sell out of Tower 1. Metro 88 Tower 2 is now under construction. It consists of 30 apartments offering residents and investors stylish living in a convenient location with allocated parking and a roof recreation area. There is a choice of 1 bedroom + study and 2 bedroom apartments starting from $315,000.

Surfers Paradise 116 Esplanade Appointed by Guy Zumbo Pty Ltd, who has meticulous attention to detail and well known for their luxury finishes. ‘116 Esplanade’ Surfers Paradise is a boutique development of only 15 levels consisting of two apartments (3 bedrooms) per floor from levels 1-4 and one apartment (3 bedrooms) per floor from levels 5-14 all offering spaciousness and beachfront living at its finest. The apartments range from 184m2 to 341m2 starting from $1,250,000.

Coomera SKM Developments Appointed by SKM Developments to sell their house and land full turn key packages in Coomera. The Venetian Vista development consists of modern townhomes priced from $379,500 and the Big Sky developments consists of single storey rendered homes from $399,000.

Surfers Paradise Islander Resort Hotel Appointed by Tate Family Holdings, ‘Islander Resort Hotel’ is located in the heart of Surfers Paradise. It consists of 2 bedroom apartments priced from $299,000 and has a range of resort style amenities. Always setting industry benchmarks with high average occupancy rates it is a prime investment opportunity.


Southport Sylvia Appointed by Berken Developments, ‘Sylvia’ is a secure gated residential development in the prime growth location of Southport.
