Real Estate Commissions: You Get What You Pay For
What got you into real estate and what keeps you there?
Tim & Cindy Seyster Windermere Real Estate (509) 662-7184
Tim’s mom, Jolly Ann Seyster encouraged us to get our real estate licenses. She has been a Realtor since 1977. We have been licensed since 1996.We love that no two days in this business are ever the same. There a is huge satisfaction that comes from helping people through a real estate transaction, especially the difficult sales, and we have met some incredible people who have inspired us during the process . We work really hard, but there is also freedom that has allowed us to attend our kid’s events, volunteer at the school, and be involved in our community.
Tell us about your family? We represent the 3rd generation of Realtors in the Seyster family. The Seysters and the Sachs( Tim’s mom’s maiden name) families are Wenatchee “pioneers”. Both of our parents have owned their own businesses. We both come from families that understand the importance of hard work & great customer service. We have a 26 year old son, TJ who is a crab fisherman in the Bering Sea (yes, just like “Deadliest Catch”), he just bought a house in Arizona, and we are really excited that he chose to purchase a home at this point in time. Our daughter Niki is graduating from EHS this year and will be attending WWU this fall. She plans on obtaining a bachelors degree in BioChemisty, so now we are not sure who will carry on the family business!
What is the most interesting property you have ever listed or sold? There is not one certain stand out, however we tend to love any property that has a peaceful & beautiful setting. Some of our favorites have been Chalet style homes on the Entiat River, Columbia River Waterfront, or acreage homes in the mountains. Basically any residential property that is a bit removed from town and feels like a vacation destination, we have sold and listed several of them.
What special designations/awards do you hold as a Realtor? Collectively: Two time recipient of the Realtor Special Achievement Award , 2007 & 2009 “Realtor of the Year”. Acredited Staging Professional, Acredited Buyer’s Representative, Realtor of the quarter.
What tip would you give someone buying and/or selling real estate in this market? Sellers: Stage your home, you will get the most money, it will sell faster and appeal to more buyers. Price correctly, this is not a market for “testing” the price. Buyers: Buy now. The rates are at a 25 year low, and the house prices are very affordable. Make sure you get a good buyer’s agent who will advocate for you and help you through the process (did we mention we love working with buyers)?
What do you enjoy doing when not working? Right now, our free time is pretty invested in to our daughter Niki’s senior year, which makes us happy and sad all at once. ! We both ride Harleys. In the summer, we love to RV or spend time at the family cabin at Lake Chelan. We enjoy cooking and entertaining. Cindy is pretty active in fundraising for our community through the NCWAR and The Follies Guild. Tim has been involved with the Harley Owner’s Group which also raises money for charitable causes in our community.
If you could go anywhere in the world this weekend, where would it be? Cindy : If I could stay longer than the weekend, I would take my daughter to France & Italy ( Tim has no desire to travel abroad, otherwise we would take him too). Tim: Anywhere that is warm, probably Arizona.
What is the most challenging/gratifying aspects of being a Realtor? Challenging: Keeping up with technology, it is exhausting. Gratifying: Helping and meeting a wide variety of amazing people from all walks of life. The experiences are priceless.

The KCM Blog March 7, 2012 Does it makes sense to pay a full commission to your real estate agent in today’s market? Sellers, buyers and even agents are debating what should be charged to assist a consumer in completing a real estate transaction. Forget what the actual amount of the commission is. The bigger question is whether you should pay a ‘full fee’ when hiring a real estate expert to guide you through the complexities of today’s rapidly changing housing environment. If a full fee was the rule in 2006 when completing a deal was so much simpler, why would you now consider cutting the fee of your agent in today’s tumultuous market? You are depending on this person to help you reach your goals in a sale or purchase. In 2006, buyers were willing to pay almost anything to a seller just to get into a home. Banking entities seemed to be willing to mortgage any property for any buyer. The process was rather simple. Today, a person looking to buy or sell should be willing to pay a full fee for two reasons: You need an expert guide if you are traveling a dangerous path The field of real estate is loaded with land mines. You need a true expert to guide you through the dangerous pitfalls that currently exist. Finding a buyer willing to pay fair market value for your home at a time that there are mass inventories of foreclosures and short sales will take a true real estate professional. Finding reasonable financing can also be tricky in today’s lending environment. Experts in any profession do not discount their fees; especially when the job is becoming much more difficult. You need a skilled negotiator In today’s market, hiring a talented negotiator could save you thousands, perhaps tens of thousands of dollars. Each step of the way – from the original offer, to the possible re-negotiation of that off after a home inspection, to the possible cancellation of the deal based on a troubled appraisal – you need someone who can keep the deal together until it closes. When an agent is negotiating their commission with you, they are negotiating their own salary the salary that keeps a roof over their family’s head; the salary that puts food on their family’s table. If they are quick to take less when negotiating for themselves and their families, what makes you think they will not act the same way when negotiating for you and your family? If they were Clark Kent when negotiating with you, they will not turn into Superman when negotiating with the buyer or seller in your deal. Bottom Line We believe that famous sayings become famous because they are true. You get what you pay for. Just like a good accountant or a good attorney, a good agent will save you money…not cost you money.
