What a year! From occupying Wall Street, to local elections, to Super Committees, all-in-all it has been an interesting year to say the least. From the real estate industry standpoint we’ve had some pleasant surprises, one example is our affordability index. Affordability index measures whether or not a typical family could qualify for a mortgage loan on a typical home. A typical home is defined as a medianpriced home and a typical family is defined as one earning median family income. According to the Chelan-Douglas Trends website: “In the third quarter of 2011, the Housing Affordability Index was 138.2 for Chelan-Douglas MSA. In other words, a typical household had 138.2% of the income required to make payments on a median price resale home. Since the first quarter of 2001, when the series began, the MSA’s Index has increased by 1.2%. However, since the third quarter of 2007, when MSA’s Index was at its lowest point, the Index has increased 60%. The median home price in the MSA in the third quarter of 2011 was $212,404. In the third quarter of 2011, median resale prices of homes in the State were higher, at $225,300. The median resale value of a home in the State has increased 28% since the first quarter of 2001, when the series began. The median resale price of homes peaked for the State during the second quarter of 2007. Since then, the median resale price has declined 28%.” www.chelandouglastrends.ewu.edu
