OPERATIONAL DESCRIPTION The Little Jennie Ranch is a classic Rocky Mountain cattle operation utilizing irrigated land at lower elevations along Dell Cree and Jacks Creek and running up to the higher mountain elevations and national forest for summer grazing. The ranch is comprised of approximately 3,016 deeded acres with grazing permits for approximately 1023 animal units. The permits are described in more detail in the Grazing Leasing and Permits section of this offering.
The ranch’s deeded lane – including its highly productive irrigated and sub-irrigated meadow land – and existing grazing leases provide sufficient forage for approximately 1100 to 1400 head of cattle (animal units ) for an entire year. The Little Jennie Ranch contains approximately 2500 acres of irrigated and subirrigated land producing annually 2500 to 3000 tons of quality hay, depending on annual moisture and fertilization.

WATER RIGHTS The ranch is irrigated with approximately 37.9 cubic feet per second of water rights originating predominately from Dell Creek, Jack Creek and Hamilton Creek. MINERAL RIGHTS The Seller will convey all of the mineral, oil, gas hydrocarbon, geothermal and gravel rights appurtenant to the ranch, subject to reservations by prior owner.
