From Boutique to the Big League

Back in the early 80s, when Maggi Thornhill visited Whistler on holiday, at first blush, she didn’t expect it to compare to European ski resorts. “Initially, I was fooled,” she says. “It seemed like a silly name.” It didn’t take long, however, for Maggi to recognize its potential. “After going to the top of Whistler Mountain,” she remembers, “I quickly realized, once I saw the vastness of the ski terrain, that Whistler was a force to behold. At that moment, I knew it would attract the world.” Turns out, she was right. “We fell in love with the area,” says Maggi, who was born in Manchester, England. “Soon after our visit, we began making plans to move to Canada. In less than 2 years, we crossed the pond and touched down in Vancouver in February 1983.” When the Thornhill clan first landed in British Columbia, Whistler was still a bit of a secret. Up until that point, Whistler was all about winter. “It was mainly wealthy Vancouver families who had second homes here. They came to ski on the weekends,” says Maggi. “In April, they’d lock up their cabins and not return until the mountain reopened. Back then, it was deserted in the summer. You could shoot a canon down the Village Stroll and not hit anyone,” she jokes. Oh, how things have changed. Maggi, who got her real estate license the year after they moved to Whistler in 1988, has worked tirelessly over the last 31 years,
keeping her nose to the grindstone, through every twist and turn in the economy and Whistler’s growth. And it’s paid off. “We arrived at such a great time. Things were just starting to go to the next stage of development,” she remembers, “including the opening of Blackcomb Mountain and the Whistler Gondola.” Since then, she’s grown her business by being true to what she believes are the tenets of success: work harder, work longer, work smarter, be more generous than any other agent, and—perhaps most importantly—answer your phone. These hallmarks have been Maggi’s calling card and propelled her to the peak of Whistler’s real estate market, where she’s now the top realtor. While her work ethic hasn’t changed over three decades, one thing has: the vision and shape of her business, which has continued to evolve.

A FAMILY AFFAIR In the early 2000s, Maggi’s son, Max Thornhill, followed in her footsteps. In addition to her good genes, Max also has her love of real estate. Max is the eldest son in Maggi’s brood, which includes Olivia and Ben, along with David, her husband of nearly 50 years, and six grandchildren. “Is there anything nicer than being a part of a family business?” asks Max, who was only 7 when they moved from the United Kingdom. “The more time you can spend with family, the better. Covid has shown us that, when the world changes, family becomes the most important thing. Working together every day means you get to spend more time with the people you love.” When Max first got his license, he and Maggi teamed up and sold real estate under another brokerage’s umbrella, where he learned about the business and cut his teeth in Whistler’s competitive market.
Max, who had the vision to take their business to the next level, saw the initial glimmer of E&V’s potential. “After a few years of working together, we decided to break free and go for it on our own,” remembers Maggi. In October 2007, the Thornhill Real Estate Group set sail. For well over a decade, Maggi and Max flew the Thornhill flag. In the beginning, they didn’t intend to build their brand into a large brokerage. “We were happy with our small, boutique office,” says Maggi. “It was just Max and I, and a handful of employees.” But the universe had different plans, as their agency began to flower. In early 2016, they tapped Ron Mitchell to be their Managing Broker, who, Maggi says, was a natural choice, because he had so much experience. “We were growing so fast. We needed someone with Ron’s diligence and wealth of knowledge to be the rudder guiding our ship,” she says. As the local market grew alongside their agency, it wasn’t long
before large, marquee real estate companies came knocking, including international luxury juggernaut Engel & Völkers (E&V). “We’ve had a number of brands approach us over the years, trying to get us to franchise,” says Max, “but Maggi always put her foot down. She’d say, ‘No, not going to happen.’” Like others, E&V made several attempts to woo the Thornhills. “E&V came to us three times in a span of a two or three years,” says Max, “and, at first, it just didn’t seem like a fit.” The E&V brand, which started in the late 70s in Hamburg, Germany, was well established in Europe, but relatively new to the North American market. Known for providing exclusive, highend real estate services to elite clientele, E&V is also a purveyor of private jets and yachts. Now, around the globe, E&V has amassed 11,000 real estate professionals in over 800 shops. “E&V was determined to infiltrate the Whistler market,” says Maggi, “but we weren’t quite ready to make the move in the beginning. I was very happy with my own quality brand and my stunning logo, which my daughter designed.” They call it growing pains for a reason—change can be difficult. And E&V persisted. Max, who had the vision to take their business to the next level, saw the initial glimmer of E&V’s potential. “I first saw E&V in Cabo, Mexico, when I was on vacation,” says Max. “They dominated that market and I remember being impressed. Seeing the success E&V Cabo was having, I realized the E&V brand could be a really good fit for our marketplace.” Once Max was sold on E&V, he just had to convince his partner. “It was easier than expected,” says Max, remembering how he lobbied Maggi about buying the E&V franchise. “At first, it seemed like a non-starter, but she quickly dove into it and saw the benefit. She got excited about it really fast.” “When E&V told us they had three different proposals from people wanting to open an office in Whistler, and they were going to move forward with one of them, unless we—Thornhill, as their 1st choice—would join them,” Maggi says, “it was an easy decision. How could we not make the move?” And so Engel & Völkers Whistler was born in September 2018. “Becoming part of the E&V network allowed Thornhill Real Estate Group to leverage their position within the local real estate market,” says Ron. “Going from a small family named brokerage to a global brand created tremendous exposure and recognition.”

“We believe E&V was the best possible fit for us,” says Maggi, “propelling our team of advisors to a much higher level. I understood the value of their international brand and the quality and extent of their marketing materials. It’s an impossibility for a small, independent operator to compete with such a monster marketing machine.” Maggi and Max, both “License Partners” of Whistler’s E&V franchise, have never looked back. “Now,” Maggi says, “we have an incredible, dynamic team of 37 advisors within our brokerage who represent E&V well.” In January 2019, Assistant Managing Broker, Peter Lalor, joined the team and is in charge of, among other things, attracting new, talented advisors. In all, Engel & Völkers Whistler covers the entire Sea-toSky corridor—from Squamish to Whistler to Pemberton—and everything in between. Maggi and Max also own the rights to the Sunshine Coast. There are three brick and mortar offices: two in Whistler (Creekside and Village) and one in Squamish. On the horizon, Pemberton may be next? Beyond brand recognition, many benefits have come along with the E&V shingle.
Now, we have an incredible, dynamic team of 37 advisors within our brokerage who represent E&V as well. In Max’s view, E&V brought a needed sense of sophistication to the local real estate market. “E&V also brings a European clientele we didn’t have before,” says Max. “They really responded and understood what the brand represents.” “What distinguishes E&V is the consistently high level, quality of service provided to clients, which does not, and will never, differentiate by the price of a property,” says Ron. “The synergy between our brokerage in the marketplace and the E&V network of affiliates positions our selling clients to have an advantage over other local real estate companies.” Likewise, the referral network that has opened up because of E&V is extraordinary, says Max. “They have an office in pretty much

every relevant ski town in North America and the agents in those markets have been awesome.” Whistler’s connection with Aspen is particularly strong. “We’re about 10 years behind Aspen, marketwise,” says Max, “so, being in regular touch with E&V Aspen has almost given me a crystal ball into the future.” In terms of relevance on an international scale, Whistler is quickly catching up to Aspen, Max believes. “I don’t think we’ll ever totally catch up until we get a private airport. They may always be the cream of the crop, but I do believe Whistler is right after them,” he says. 8

While those are important assets, they aren’t the bedrock of Whistler’s worth. “Fresh air and fresh water,” says Max, of the real commodities. “You know how many people in the world have plenty of money, but no access to fresh air and fresh water?” Beyond that, Whistler is the perfect blend of a rural environment and an urban setting. “We have the best of both worlds,” says Max, and people are searching for that, more and more. Whistler may be famous for its fine ski seasons, but summertime is Maggi’s favorite time of year. “It’s so beautiful in the summer,” she says, as everyone has now discovered. “You no longer need two destinations to fulfill your heart’s desire in all seasons. Lest we forget Whistler got its start as a summer fishing resort on the west side of Alta Lake. They were certainly on to something back then.” About Whistler’s future, Maggi and Max believe the value of Whistler—and the surrounding communities—will continue to grow.

It’s a narrow valley with strict growth boundaries and rules of development. This, in itself, will always play well into Whistler’s real estate. It’s Economics 101: supply and demand.” When it comes down to it, Max believes one of Maggi’s secrets is being a visionary, imagining what was possible when she first visited all those years ago. “She and my dad spent a lot of time in European ski resorts when we lived in England,” says Max, “so they had the foresight and were able to visualize what Whistler would become.” And they were right. Whistler has truly come into its own. “There are some amazing, luxury homes being built here, in a way that not even they could’ve imagined. It’s exciting,” says Max. Even with all the growth, Whistler is unpretentious. Likewise, the heart of the town, the local community, remains the same and that is part of its beauty and lure. Whistler may welcome over 2 million visitors a year, but only 12,000+ lucky souls—a diverse melting pot of like-minded people who care about one another—get to call this incredible place home. “Despite the fact that the local real estate market has changed, the town of Whistler hasn’t, which is amazing,” says Max. “I love it and I wouldn’t want to live anywhere else.”
WHISTLER’S WORTH “Whistler is the best and it is only getting better,” says Max. “I love it here. It’s home. When you peel away all that’s impressive about Whistler, the best part is that it’s a small town with small town values.” It seems many around the world agree and Covid—with all its disruption, pain and negativity—has left behind a silver lining in Whistler. The “Covid Effect” and the new wave of international interest in Whistler’s real estate has added fuel to the fire, so to speak, to an already booming market. “Whistler has the commodities people want,” says Max. At first thought, most would think these commodities are obvious: the epic ski resort, award-winning restaurants, and endless open space to explore (and social distance). 9

RUG SIZE GUIDE What size should your rug be? We are asked this question so often, we decided to share our guidelines for selecting the perfect size rug. Keep in mind, this is a general rule of thumb - and you can do whatever you feel pulls a room together and that suits your style. There really are no rules.
LIVING ROOMS In a large living room, you want to go as big as possible with your area rug! If your furniture is fl ating in the room, the best sizes would be a 9’ x 12’ or even 10’ x 13’. You will want to make sure that the front feet of all of your furniture are on the outer edges of the rug. For a more intimate look and feeling, you can place all the furniture on the inside of the edges. *See floor plan below
In a medium size living room, we generally go for an 8’ x 10’ rug. This is one of the most common sizes for living room or bedroom rugs. Again, the front feet of your sofa should be on the edge of your area rug – not just under your coffee table! In a smaller living room we tend to go for a 5’ x 8’ rug. BEDROOMS In most standard sized bedrooms that have a queen bed or a double bed an 8 ‘x 10’ rug will be just right. Your rug should be about 6-10” from your nightstands and have equal spacing on either side of the bed. In a room that can fit a king size bed, we suggest a 9’ x 12’ rug although an 8’ x 10’ may work also. A larger rug can make the room look and feel larger and more open.
DINING ROOM In a dining room, it really depends on the size of your table. You want to have roughly 2’ of rug around the edges of the table for the chairs to sit on.
