When Whistler resident Leanne Bahr embarked on her search for a second home, she envisioned more than a property; she wanted a place that felt like home. Her journey led her to 122 West, a local Whistler design store that would become instrumental in transforming her new house into the home of her dreams. When she stepped inside, Leanne felt an instant connection with the store's style and the welcoming sta , setting the stage for an extraordinary design experience. The store's aesthetic immediately resonated with her, and the sta 's enthusiasm and expertise were palpable.
Leanne notes, "My first impression of 122 West was a warm, inviting space. It is beautifully curated without an ounce of pretentiousness. Every inch of the store was layered artfully with pieces I could imagine in my home. I appreciated the local products and art displayed throughout the space, many pieces I hadn't seen elsewhere". Although Leanne's new house was in its early stages, the designer from 122 West not only understood but also shared her vision. This initial encounter laid the groundwork for a creative partnership that would bring her dream home to life.
The journey began with a thorough in-store consultation, where Leanne could discuss her ideas and preferences with the design team. Leanne remarked, "The consultation was like a chat with a friend. We reviewed color and material preferences, looking at past 122 West projects to narrow down a design style. We needed practical solutions for busy rooms to ensure they would stand up to the tra ic of teenagers and dogs and include space for all the sports gear. The designer spent a lot of time with us, understanding our lifestyle and ideas for our home.”
This was followed by a home visit from one of 122 West's talented designers, who was able to see the space and understand its potential. 122 West then created mood boards to ensure style and aesthetic alignment, paving the way for seamless collaboration.

Overcoming Challenges with Creativity
Like many projects during the pandemic, this one faced timing and item availability issues. However, 122 West's adaptability was genuinely remarkable. Leanne observed, "We had chosen a specific chair for the basement that looked considerably delayed. 122 West found several possible replacement chairs and provided timelines for availability. The new chair fits the space perfectly and was delivered quickly." When certain items were unavailable, the team demonstrated resourcefulness by sourcing suitable alternatives without compromising style or quality.
122 West owner Adele Horn notes, "Many people don't realize we are a one-stop shop. We can bring the vision from start to finish, deliveries are done in-house, we have a whole warehouse in Function where we store even more items than we have on the floor, and we have many suppliers across Canada and the US."
This resourcefulness allowed several areas of the home to evolve in unexpected and delightful ways. Initially an afterthought, the basement became a favorite space for Leanne's teenagers, offering a warm and welcoming retreat. Other highlights include a cozy library, the master and guest bedrooms with unique lighting and decor, and an inviting laundry room that inspired Leanne's kids to do their own laundry!
The result was a cohesive, warm, inviting home that exceeded Leanne's expectations. Visitors often express admiration and a sense of comfort when they enter, a testament to the design's success. When asked about visitors to her home, Leanne quipped, "People literally sigh when they walk into the home. I haven't had any visitors or guests that didn't have something positive to say about the space."
Sustainable Elegance
Sustainability was a key priority for Leanne. She committed to preserving as much of the original kitchen materials as possible to avoid unnecessary waste. The team at 122 West embraced this challenge, enhancing the original features to make them shine in the designed space. This approach was not only eco-friendly but also cost-effective. In the name of sustainability, the builder's use of natural products in tandem with the design choices further enhanced the home's cohesive and high-quality finish.

While Phase 1 and Phase 2 property types have some general rules that apply to them, there are always nuances and exceptions to those rules, so it is important to work with your local real estate agent to help you navigate the Whistler landscape.
PHASE PROPERTIES
With a Phase 1 property, the owner has unlimited use. Generally speaking, this means the owners can occupy the property yearround or can choose to rent it out either on a nightly or longerterm basis. Phase 1 properties are typically townhouses and some condos throughout Whistler Village and the Benchlands. Based on the details of the covenants, if the property is not owner-occupied, it may need to be made available for rental. Strata rules may also require you to use a particular rental management company.

PHASE PROPERTIES
