WHISTLER 2022 FIRST QUARTER MARKET REPORT When compared to the first quarter of 2021, the pace of unit sales has slowed substantially from 108 ends per month, hitting a high of 114 in March 2021. However, at 71 ends per month, the market still outpaced the long-term average of 65 units per month. The average sales price of units in Whistler has continued to climb, even as the pace of sales has slowed. The average transaction value YTD is $1.88M, which is a notable increase of about 20% from the average transaction value of $1.57M reached at the end of 2021.

WHISTLER LOOKING FORWARD Inventory – The Whistler market inventory has slowly improved from the historical low reached in December 2021, but the market is still constrained by a lack of supply. We expect that to continue throughout the second quarter of 2021. Economic Policy and Geopolitical Influence – At this point, the Whistler market has not been affected by the March 2022 interest rate increase, the first increase from the Bank of Canada since 2018. Additional interest rate hikes are likely imminent as the year progresses in an attempt to curb inflation, but we expect the impact on the Whistler market to be minimal at most. The foreign buyer ban announced on April 7, 2022, as part of the Federal budget will exclude recreational properties. The impact, if any, on the Whistler market will be dictated by the much-anticipated definition of recreational properties. We recommend keeping in touch with your local Whistler Real Estate agent to learn more as this regulation develops. Given the vast majority of Whistler, buyers originate from British Columbia’s lower mainland, however, we don’t anticipate this will have an impact on the pace of sales or prices in the Whistler market. The current geopolitical conflict and resulting uncertainty also haven’t seemed to have an impact on the market. We will see if that continues.

Q: Hunter Gather was a restaurant created to fulfill all of your passions into one parcel – can you tell us the vision and challenges it faced? A: We really created Hunter Gather as an eatery to bring people together. In all our previous experiences we found we had a desire to share our love of outdoors, and great nourishing food with our friends in a casual way. WHISTLER SOUTH Where It All Began While Whistler Village is the main hub for the majority of the resort’s amenities, Creekside is where this town entered the history books. It’s where the lifts first spun on Whistler Mountain in 1966 with hopes to secure the Winter Olympic Games. In 1989, local ski racer Rob Boyd crossed the finish line at the bottom of Dave Murray Downhill to become the first Canadian to win gold at a World Cup Downhill race on home soil. When the Olympics did arrive in 2010, Creekside base (in particular Dusty’s Bar) was where spectators and fans celebrated long into the night. The neighborhoods of Whistler South stretch from Nordic (just south of Whistler Village) to the southernmost neighborhoods of Cheakamus Crossing and Function Junction. Q: How did you get your start in the restaurant industry? A: In Gatineau, QB, at the age of 14, I landed a job as a dishwasher/salad boy at one of the top restaurants in Canada. I needed the money for a great 10 speed bicycle and my Rossignol ST650s. It inspired me to make a career out of preparing and serving delicious food for 25 years in the concession and catering business in Ontario. Once my pro skier sons got established in Whistler, I realized I needed to sell my sailboat in the Caribbean and move to Whistler permanently to open a good restaurant and ski/golf every day. Q: What makes Legs Diamond so unique in the Whistler food scene? A: We are a family-run business that specializes in local meats, fish and vegetables in an intimate space in the Upper Village with warm wood intimate interior. We exclusively sell BC wines from growers whom we know personally. I do all the cooking, with one helper and two servers, five nights per week. It’s hard for our customers to choose between the salmon, the steak frites, the lamb or the duck, so they come back night after night to try everything on the menu! Q: Tell us the story behind the name, Legs Diamond? A: While reading Kitchen Confidential by Anthony Bourdain, I came upon his story about Legs ‘Jack’ Diamond, who was a gangster in New York in the 1920’s. PEMBERTON 2022 FIRST QUARTER MARKET REPORT The pace of sales in Pemberton slowed by over 30% in Q1. Pemberton typically averages about 9 sales per month, but Q1 saw an average of around 6. This is indicative of a general slowing across all markets, but it is exaggerated by Pemberton’s lack of available products. Pemberton is currently sitting at historically a low level of inventory with only 21 active listings, 6 of which are not move-in ready until 2023. Prices in Pemberton continued to rise in the first quarter of 2021. Driven by the lack of inventory, the average sales price in Pemberton in Q1 increased to over $1.1M, up 18% from an average sales price of $932,000 in 2021.

PEMBERTON LOOKING FORWARD Sales Prices – With the limited number of sales that have taken place so far in 2022, it is hard to predict if the average price point of $1.1M will continue to hold. The biggest influence will be the type of inventory that becomes available to the Pemberton market. Economic Policy – The 25 basis point interest rate increase announced by the Bank of Canada in March, while perhaps anticipated to be more of an issue in the live-work market that is Pemberton, has not yet had an impact on demand. As additional interest rate increases are expected throughout the year, we may eventually see its impact on the Pemberton market. The foreign buyer ban announced on April 7, 2022 as part of the Federal budget will exclude recreational properties. The impact this will have on the Pemberton market will be dictated by how recreational properties are defined. We recommend keeping in touch with your real estate agent to learn more as this regulation develops. Inventory – Supply is the issue in Pemberton and we anticipate that will continue to restrict that market throughout 2022. The future development slated for Pemberton while exciting will do nothing in the immediate to remedy the extremely low inventory levels the market is currently facing.
