Teucer Vineyards Of the world’s premiere wine-growing regions, California’s Napa Valley is one of those few places magically blessed with a climate and soils that rival the best of Europe. But more than the ideal terroir for premium vineyards, the Napa region presents one of the most exclusive, sought-after locales for fine estate living.
In the southeastern corner of the Napa Valley, tucked against the foothills of the Vacas Range, lies one of the area’s best-kept secrets: Coombsville. Just eight miles from historic downtown Napa, and only an hour from the San Francisco Bay Bridge, most people who visit California wine country rarely know it exists. But with its rich

volcanic soils, gravelly loams and choice meso-climates, this fertile valley, cradled within the rim of an ancient volcano, provides the rare conditions required to produce some of the world’s best Bordeaux varietals.
And for anyone who has sampled the renowned quality of Napa wines or fallen in love with the local epicurean treasures, Coombsville encompasses all the best in vineyard estate living that Wine Country has to offer. Prime among these is the largest vineyard acreage, with a hilltop viewsite affording breathtaking panoramic vistas across Napa Valley to Mount St. Helena: Teucer Vineyards.

SITE DESCRIPTION
Only minutes from the picturesque Silverado Trail, Teucer Vineyards is located amidst rolling hills and vineyards in the heart of Coombsville. The San Franscisco and Pablo Bays temper the world-renowned California climate here, with mild winters and peak summer temperatures averaging in the low eighties.
Bordering the Napa Valley Country Club and Golf Course, a more idyllic spot is hard to find, as you climb the gently sloping drive to the vineyard, comprising nearly 72 acres in three parcels. The private road leads to the winery facility, whose concrete foundation is already poured with approved permits for a 12,130 square-foot new winery, and 1800 sf tasting room at the estate’s entrance. Included with the sale are the plans, drawn by Napa’s premier architect Juan Carlos Fernandez.

Beneath the winery, 16,000 square feet of barrel caves have been carved, requiring only concrete flooring and gunnite walls to prepare them for next year’s premium harvest, ensuring temperature-constant aging.

PANORAMIC ESTATE HOME VIEWSITE
Passing the winery, the road slopes gently up to a knolltop viewsite, secluded from the winery. Here an existing 6246-square foot, 5-bedroom, 4-bath house stands, with an elevator to a third-floor office. Built in 1983, substantial remodeling is needed to update the structure befitting of its stunningly elegant surroundings, or demolition and the construction of the “dream estate” would maximize the site’s potential. Architectural renderings for a contemporary luxury estate, befitting of the winery’s modern silhouette, are also provided to inspire the limitless possibilities this one-of-a-kind location will awaken.
From this vantage point, the view extends expansively over the vineyards below, past the neighboring Country Club, hills, and vineyards to the Napa Valley and Mount St. Helena in the distance.

CONCLUSION
In The Commonsense Of Wine, Andre Simon said “Wine makes every meal an occasion, every table more elegant, every day more civilized.”
At Teucer vineyards, with its balmy days and crisp, cool nights, where sun and soil breathe their veiled secrets into patient vines, it’s hard for the human soul to resist the calming revelation of nature’s mystery. This is rare earth indeed; perhaps the closest thing to a glimpse of heaven, here on Earth.
Little wonder then, that top-selling pop artist Cliff Richard spoke thus of wine country, “I sit on the terrace overlooking the vineyard, and I feel at peace with the world...”
With all its features, unparalleled setting, and timeless appeal Teucer Vineyards
